雖然而家賣出都仲有錢賺的, 但我決定唔買了, 費事煩, 費事d人睇完樓, 就算回價都係咁壓價, side時間精神. 由得佢丟空算了. 等下一個時機好過.

你地會唔會呀?

last mth and this mth are good mths to sell la as it's a 'siu yeung chun'. if u don't sell now, may have to wait for a few years.

anyway, if you don't need to sell (i.e. no finance burden), you can 封盤

I also have similar case, many people visited my flat, 3-5 groups in weekdays, and 10 groups in weekend. The buyers bid at a very low price which is very ridiculous. So my hubby said better not sell, but then suddenly someone bids at a just ok price, so we sold it (but we suffer from big losses).

Very troublesome letting so many people in my flat, whereas they are 'wun gud'!

我都o岩o岩甩左層樓, 第一次經紀打黎係咁壓價, 我唔肯, 最後不了了之, 到第二晚另外一個經紀打黎, 一蚊都無壓就成交, 我唔知係我價錢低, 定係果個買家有錢唔智在...

如果係無經濟問題, 唔賣就緊係 no problem la, 但如果係要供兩邊而又唔多頂得順的話, 想吊高黎賣都唔得啦...

我放盤多月, 居然無人睇樓... 上月突然有人睇完仲即刻落票買. 比當時市價高8~10%(同一方向我隔離座高我20層比我仲要少5%). 可能我包哂家私/電器啦.

你同c-wong個case都好神奇喎, 無啦啦突然一下子買得出. 你仲好彩, 仲比市價高tim.

but我係連睇都無人睇, 我今早check番成交, 12月先好似得一宗成交, 個價錢仲好低, 所以先決定唔鬼賣了. 一日仲想買既話, 又成日會希望有人睇樓的, 而家決定唔賣既話, 就唔會多樣野"煩".

有人肯出高dd價我連家電賣都無問題的, 反正我都可以搬少好多野.

but my property sold price is the cheapest in this year nei. i bot at 8900psf in Nov 2007, but sold at 7600psf ja! I was unlucky that I sold in Oct, if sold in Dec, price can be higher because now there is a 'siu yeung chun'

我都好奇怪, 夜麻麻8,9點話黎睇. 睇完第2日番睇就話買. 比當時銀行網上估價高7~10%左右. 仲係d 業餘炒家(成班c9上黎 ), 買黎收租. 有好有唔好, 我都有big lost但都ok, 如果第2日買番同一屋苑更優質單位. 仲平過我果間.

比人上門睇樓真係好煩, 又要等, 又要招呼. 如果比人當示範單位仲火.

Agreed! These 睇樓 people thought they are very 'bar bai', the agent also very well served these clients. Dai Lo ah, my flat is above 10m ga, they even brought a Citi u student to visit my flat and served them as a client, crazy!!! the student carried a very old backpack, torned trousers, and old shirt. Some of them look like hookers too, and some of them just like walked passed the real estate.

the agents brought 'ah pig ah dog' to visit my flat. already asked them not to bring non-potential clients to visit but they still continued.

the most crazy is they bidded the flat at 20-30% less than bank's valuation, I was so 'gik hei' and said asked them to view flats in cheaper real estate lah. No $ 'don't learn people to buy flat', waste of my time.

then i sold my flat to the buyer bidded at abt 8-9% less than bank valuation.

Which bank's valuation do you refer to? I find the valuation of Heng Sang is much much higher than those of HSBC.

The valuation of Heng Sang and HSBC are also cheap, since they don't want to lend the money. Don't trust!

yes, Hang Seng valuation is higher than BOC and HSBC most of the times. I used HSBC, which values the lowest. Anyway, after I sold my flat, other flats sold at just slightly ($50-100psft) higher than my sold price. My flat is still the lowest this year in my real estate. Unlucky to sell in early Nov, if sold in Nov-now, can sell at higher price because of the 'siu yeung chun'

No la, I think their valuation reflects the true story of property mkt, esp HSBC. Hang Seng valuation is very high, their valuation of my property now is the same as late Nov 2007 price (my purchase price). Late Nov 2007 price is very high although not the highest.

我個單位放咗個幾月
好多人睇
d地產仲影埋相擺舖頭宣傳
因我個單位有裝修
但就低層
成日叫我放租又壓價
唉.....好煩
