我個人睇淡的,應該會向下ADJUST,不過係大定小的調整就唔知。同埋應該第3-4季會加息。

Yes, i heard some 'experts' said so. But the property market has gone quite crazy.

I saw a flat 2 weeks ago, the owner asked for 6.80 mil, and I offered back 6.75 millions. He turned me down, 2 weeks later, he sold his property at 7.15m !

It's crazy, the price's gone up 6% more within 2 weeks ! I think I will hold for later ....

which means 有价有市 although we all find price is crazy.
i think some real estates still 'low water'. e.g. a mid-level newer bldg flat sold at only 6.1xk/sft. 4 dragons in Cheung Sha Wan some at 4.xk sqft. some real estates are overpriced but some are still reasonable.

due to some properties are still lagger, they may rise next year, but some may have some downward adjustment. b4 big interest rates increase, property price shd still go up or stay flat. i doubt 0.25% interest rate increase have big impact to property mkt.

Hi c-wong
May I ask where there is mid-level newer blgd at 6.x/sft?

Common sense tells us prices are crazy, but I don't see how it can have a big drop (altho I would like a drop) b/c so much $ in market, it seems even fryers have "sut leg". Only if interest rates up 10% will it start to have an effect. Unless hot money leaves but where will it go?

it was on yesterday's appledaily, 5xx sq ft sold at 3.xm. it was a newer bldg, within 10 years old, there was a pic with the outlook, it looks quite nice. i cldn't remember the name, i don't live in HK island so not quite familiar with the bldg names unless the v big names like May Tower.

其實我都覺得應該會橫行同大約有5-10%升覆,因政府賣大埔個塊地應該都賣得唔平...

利嘉閣地產區域經理區振輝表示,上址現有一份在明年中屆滿、月租約 2.3萬元的租約一併易手,折算新買家可在租約屆滿前獲取每年 4.2厘的租金回報。

賣方在 04年以 345萬元購得單位,持貨 5年後至今易手,賬面獲利 305萬元離場,折算期間單位升價 88%。

(2)
西半山寧養臺 B座中層 E室複式單位,建築面積 2,810方呎,日前以 1,900萬元成交,每呎售價折合 6,672元。

利嘉閣地產分行經理區文豪表示,原業主於 97年以 1,730萬元購入單位,現交吉易手,賬面獲利 170萬元離場,期間物業升值接近 10%。

大陸已經出小動作控制樓價升幅&炒賣...澳門回歸領導人都表示關註特區樓價...香港也不例外...
所以未來一年樓價未必會有大升幅...但要留意來年G20各政府是否傾定幾時撤市...對經濟對樓市的影響會更大一些...大跌的可能性看不到...但小調整可能會出現...所以我就唔敢太勇啦...觀望...觀望...
