而家D代理係唔係唔憂做??間中原!激C人!!

剛剛上網,見到中原話新實盤叫價,有埋單位資料,價錢,打去中原問盤,點知佢地一個掟一個,冇人想接我電話,跟住有個女人接,我就問係唔係有個咁既盤,佢就帶我遊花園,佢話,你想要睇咩單位,咩價錢,咩方向.我答,我淨係想問個一個實盤,佢就話,你係唔係其他唔睇,態度惡劣,迫我睇其他盤.我繼續問我想睇既網上盤,佢竟然答我佢唔知邊個,咁睇唔睇其他盤呀!
嘩!咩態度呀!
就算佢真係有個咁平既盤,我死都唔幫佢買呀!

而家咁既服務態度都得??
抵佢地呢行死呀!睇下幾時被人炒!!

我最近想搬屋, 去咗幾間agency. 話親門口貼的盤都冇個真, 話租出咗唔記得cancel ! 又話果D 平嘅唔住得人, 好殘,
总之藉口多多.

我試過賣樓經你話個間放, 把火帶D"流料"嚟, 等我去看門等咗2次, 冇次準時. 我唔介意個客睇唔啱, 但好明顯係揾自己友扮客. 一個麻甩佬嚟睇, 又唔開窗, 唔開水侯, 完全唔touch 任何嘢, 5分鍾 finish, 冇發問, 之後個agent完全冇話比我聽個客點, 一句睇唔啱都冇講. 第2次直頭放我飛機, 失約咗仲冇call 我, 等我浪費半日專登去開門.

以後佢地再約我都話唔賣啦 !

But if the guy only spent 5 minutes, he was obviously not interested in my appt. at all. Why not the agent say something to introduce when the time this guy looking. He wants commission, right ???
The agent DID not say anything to the potential buyer, just ask me questions. The potential buyer keep the mouth close no saying a word ! The agent is the worm inside the buyer's dummy, he know what the buyer want to know ????

No follow up, nothing afterward. Even NO, the agent should tell me the guy did not interest. It's fine.

When I brought up this with my friends & relatives, all have similar experiences with these 2 big agencies. I think that is their task !! And I did hear about they really have somebody pretend to be buyers !

Just some possible reasons:

1. If the agent wants to sell Flat A to the client, but the landlord cannot be contacted at the moment, the agent will contact you to show your flat as "SHOWROOM" to the client and says that your flat has the same layout or views like Flat A.

2. If the agent wants to sell Flat A, the agent will also show the client Flat B, C, D etc. to make Flat A look cheaper and better relatively. Then the client will buy Flat A without hestitation. In case you are just the owner of Flat B, C, or D, your flat must not be so good and cheap as Flat A. You are just helping the agent to sell Flat A but not your own flat.

講開中原,我都有野想分享.

話說我睇中一層樓花,有兩個agent (中原同另一間蚊型地產) 都話offer我同一個價錢,咁我就梗係base on佢地既commission去揀邊間agent啦. 中原起初就好大口氣話佢可以免買家commission, 只會收賣家,另一間就一路都唔confirm 可以減幾多,咁我梗係諗住問中原買啦,點知....到想confirm時中原話個賣家反價,要加10萬wor.....但係另一間蚊型地產話個業主都係keep番果個價....最後我地梗係幫間細d既買啦!!!你地話中原係咪好過份呀!!!!

阿女係我心肝小寶貝.希望佢大左開開心心,無憂無慮. 佢快樂就是我快樂.

其實坊間好多agent 既手法都差唔多.
至衰係佢地態度惡劣.

我咪重激氣, 我睇中個單位, 上下楼層無所謂, 中原 agent offer 3 個盤, 重即刻 call 業主. 有個盤平25-30 萬, 我地梗係買平果間. 點知, 中原話平果間業主封盤. 無得睇. 要我地買貴果兩間. 我地就去美聯問, 美聯個 agent 即刻 call 業主約睇楼. 拿, 中原 lee d 叫偷鷄唔到蝕 jar 米

中原真抵死,好在佢冇帶你去睇.否則,你跟佢睇完,如果最後又第二間幫你成咗,係唔係佢可以收 commission 架?
好多時D agent 夾埋谷走一個盤,如果係咁就間間一樣,有D盤擺明唔比你睇,仲激氣.

中原的agent正垃圾, 有新盤時話明唔得閒招呼你, 現在無新盤, 要做二手樓又要你賤賣又要你加Comission

I have a question, see if anyone can tell me:

I just went to see an appt. for rental. But as my hubby is not in HK, I told the agent I need my hubby to see again tomorrow. The agent keep asking me to pay "deposit" of only $1000. I was told then the appt. will be reserved internally for 24 hrs not open to other potential tenants to watch. If my hubby said No tomorrow, then I can get back that deposit in full. The money will not be passed to the landlord.

I really very much DOUBT on this ? Really no need to pay any commission & get back deposit if my hubby say NO ??? That simple ???

The agent want me to sign document, but I insist not to sign some papers/pay deposit.

講開又講, 啲agent仲有样嘢令人把火, 就係成日打电話問你有冇興趣呢個新盤, 果個新盤, 一係就買你賣唔賣樓, 唔係呢間嘅agent, 就係果間agent, 有個仲夜晚10點打嚟, 我話你咁夜仲打嚟, mug都冇興趣啦! 佢哋真係煩死人!

Last month, My husband had a special holiday,so we went to MaOnShan to see some second hand houses. This was the first time we visited there, so we have told the agents,we would come again if we felt there's suitable. From that time, every week on Fridays and Saturdays, even at 10:00pm they would call us one or two times to ask if we have interested to visit again. Everytime I said no need,they still phoned us. As estimate, they have call us more that fifty times within one month. We are really annoyed at the way they did. Help! Help!
