優點: relatively new with clubhouse, some flats have good and open view, good primary school net (though not as good as 41 in Kowloon Tong)..........

缺點: no MTR, no shopping mall, low useable rate, old buildings nearby....

mission, 請問佢既實用率有幾多成呀?向邊個方向會good and open view d 呢?個到治安好唔好呀?夏天會唔會好熱架?and 妳住咗幾耐呀?sorry

我覺得果樹仲有好多新樓盤起, 景觀難有保障. 但交通都算方便, 出尖東好快就到.

Hi yingb,

I don't live there. The pros and cons are just my personal opinions. I have only visited some of the flats. Those flats facing north will have a more open view and the view guaranteed to a certain extent, as the the giant scale residential development at Kai Tak planned before 2003 is abandoned by government.
