聚龍居 or 曉翠山莊 at Tai Wai

Hello Dear Mommy,

可能寫英文不知什ム屋苑，不知有冇Mommy住這2 个屋苑， 聚龍居 or 曉翠山莊 好呢? 我怕潮濕及不知有冇漏水
呢 ? 校網是那一區? 希望Mommy 再能比多D 意見小妹.

For useable rate and interior, 曉翠山莊(SHK) is much better than 聚龍居(Wheelock). However, the management fee of 曉翠山莊 is higher than the latter.

Some lower level flats (facing north) of 曉翠山莊 close to slopes have a dim view and occasionally monkeys could be seen (as told by residents). Be prepared for mosquitoes in 曉翠山莊 too. Some residents applied mosquito shields on their windows.

As regarding traffic, 曉翠山莊 has her own shuttle bus to Tai Wai station, whereas there's a minibus 68K from Tai Wai station to 聚龍居. Anyway it's better to own a car, especially for living in 曉翠山莊.

Both belongs to primary school net 88.

I used to live in Parc Royale for about 5 years. The environment there is nice, and the estate is well managed with no mosquitoes, and I never heard about any water leakage problem. Transportation is also good, with minibuses going to Tai Wai and Shatin town and KCR stations, and also shuttle buses going to Kowloon Tong MTR (and to Central as well in the morning).

Hi maggie_tmy,

No, I live in West Kowloon. A year ago I have visited a number of flats at 聚龍居 and 曉翠山莊. I like 曉翠山莊 better but find it a bit remote. If you like the design and interior of 曉翠山莊 you may like 帝琴灣(SHK) at Ma On Shan/Sai Kung even more.

Thanks for your comment. I know that if 1200 ft. is
good view but the situation face to north. The otherside around 997 ft. is good situation face to east or south. How about your flat size ? Also my
husband working at Sai Wan, is it a shuttle bus to
Central in the morning ?

The size of our flat is 1,200 sq ft, facing north west, and so it is very hot in summer days. The price of the 1,200 sq ft flats at Parc Royale has been going up very rapidly in the past few years, whereas the price of the smaller flats (997 or 975 sq ft) still stays at pretty low level. So, it might be wiser to buy the smaller flat.
There are shuttle buses going to Central in early morning only. You need to check the time schedule at the management office.

Would like to know how much is the selling price or monthly rental for the parking space?

Besides, will the direction of the 1,200 sq.ft. flat at blocks 8-12 be better, i.e. not so hot in summer?

It costs about $0.20 million to buy and about $1,700 pm to lease a carparking space.
Yes, true; blocks 8-12 shield away the sunset.
