how to choose?

My family is made up of 4 people. Maid, I, husband and an aged 5 daughter.
I AM HAVING $700000 IN HAND. I want to buy the flat with 3 rooms and two toilets. I would apply morgate over 70%.
Should I choose Ocean shores 811 feet square with 1 toilet facing North West direction with building view & lower floor costing about $3000000? Should I buy other unit about 856 sq feet cost $365?
Should I change my target to other housing estate such as Tseung Kwan O plaza etc?
Is Ocean shores able to maintain the value other than other private housing in Tseung Kwan O?
Please give comment?

可以選擇荃灣麗城花園呀，實用率高，230萬左右！將軍澳太密啦，不太好呀..

I think it's by common sense.
Just like Telford Garden in Kowloon Bay, very very very old building but can keep the price.

好視乎你想要d乜！
如果妳有可能將來會換樓，而現在又想比一個好d嘅生活/活動環境to your kids, Ocean Shores 會係1個吾錯嘅選擇(妳可比較一下二手成交價，Ocean shores 雖然巳有4-5年樓齡，但依然係全TKO 平均二手成交價最高嘅屋苑，可能係用家多，加上係SHK+太古)！
但如果妳唸住吾會考慮將來換樓(re-sell)，又想買又平又大嘅單位，妳可考慮TKO南豐廣塲，3xx萬巳可買到過千呎4房+3廁所大單位....

My personal view, "Common Sense" is only worked for those people not look at real figure.

Future resell price go up/down which most likely look at the overall economic, atmosphere, political reason and/or others, and this will affect the overall property market in H.K, not focus on one area.

I believe to make profit gain on buying property which depend on the "Timing & Price" as a first priority but this is very hard to catch. I have many friends who made huge profit to resell their flat in TKO and of course in other areas too as if they brought their flat on 2003(SARS).

Telford, my friend brought at 1997 with price $4M (5xxsq), now it worth around$2M. Simiarly, a flat price in "East Point City" 59xsq around $3M at 1997, now it worth around $1.9M. I found this is a interesting thing.

Buy a property depend on personal favour, school net, budget, environment or others that is no definite answer where/what is the good property, this apply to return on "property/investment" too.

Think about what will the price of "Telford" and "East Point City" in 10 years.

其實好簡單，就係demand supply 原理。
demand 愈大，price 就愈高；
supply 愈大，price 好自然會低。

而黎緊tko o既供應多or少，你自己都知啦﹗

好老實講, 如果要拿97年的樓價, 同今時今日黎比, 邊樹都跌左啦....................

要甘比的話, 就吾好買la..................

我諗依家, 真係好小樓盤可以做得返97年的樓價.................

Dear all,
Thank you for your suggestion and advice!
Do U know that whether the land of Ocean Shores was filled up by the garbage or sand before? (as same as other place in Tseung Kwan O)?
For the flat facing the southwest direction in Ocean Shores (hill view), is there any ash or smoke blowing from the grave?(esp during Ching Ming Festival and Chung Yeung FestivaL)

I'm quite sure it was NOT garbage dump. I visited a large garbage dump in NT a few yrs ago. One young man supposedly with "inside info" (can't remember if he was an employee or a visiter like me) said OS was definitely NOT dump, was the site of Siu Wing Metal. Not one bit was on "questionable" land. He wouldn't say about the other sites in TKO, only saying OS was definitely the best in the area (at the time). But he did say one famous private estate in Lam Tin was built right on top of dump. I said must be either Sceneway Garden or Laguna City. He just smiled and wouldn't say. If anyone has any info please share as I'm really interested in Sceneway Garden.

Agree with 'meejh'.
Ocean Shore is built on the location of Siu Wing Metal. I have been there at year 2000 and still can see the 碼頭 around 泳池對出。
但Ocean Shore 對出(東面)嗰堆空地就係堆出黎嫁，因為要吾知幾多年後先可以起樓，所以依家生哂草等年期到起樓....
個人意見:向西都ok，如果妳吾mind見到小小墓塲，就買高層小小嘅單位，因為低層半夜會有d吵(對住條私家路)。
因為吹海風，所以d煙係吾會吹過黎！
如果單位向東or北or望住個大空地，就要有心理準備遲d會大興土木，沙塵滾滾......
