I used to lived in 深井浪翠園 Phase 1 but moved to Olympic station 4 years ago. 麗城 is more convenient than 浪翠園, 麗城 has more transportation tools, more shops and near Tsuen Wan West railway than Sea Crest Villa, but 浪翠園 has a better sea view than 麗城, 浪翠園phase 1 管理費 around HK$1.43 per feet and clubhouse is not too big, one squash room, gym, swimming pool, one table tennis, snooker table. If you looking other 3 phase, then their clubhose is bigger than phase 1 but the mgmt fee will a little bit expensive than Phase 1.
The quality of Sea Crest Villa is better than 麗城, 麗城實用過浪翠 cause 浪翠 only has 80% but 麗城 has 85-87%, price per feet of 浪翠 in 1997 around HK$7000 - 8000. flat faced to mountain or tuen Mun highway is so noisy. If your budget is enough, find the flat that face to Ching Ma bridge, its cost only HK$2500 - 2700 per sf, face mountain around HK$2100 per sf. developer of 浪翠 is Sun Hung Kai
not exactly but will not see too much seaview. for resale value, I prefer seaview. consider it more carefully before you make a decision. think a about traffic problem especially an accident happened frequently in tuen Mun highway, will costs you much time, if you have children, think about the school issue
Actually, you can take a look at Amoy Garden, your budget can buy 482 sf and faced to the mountain, it will quite and near the MTR, of course a little bit old almost 20 - 25 years depend which phase.
At least you know your budget & your requirement, then you can ask the agent to give you some info that fit to your requirements. Of course, communicate with your husband is needed.
You buy the house by yourself and what purpose? for your own use or long term investment or for stable rental income only. If for stable rental income , then need more consideration. Mu advice is even this your investment but cost a lot of money involved. so don't tell your husband in last minutes.
