I felt so sorry to hear about your story.. and it may happen here in US as well, so you sure have to pay more attention on it.
As per Ellie said, I would suggest that you have a lawyer to find out what's exactly happening right now as well.

我鬥唔過班大惡人, 你知啦, 見一次律師就收一次談話費, 仲話見之前要預約, 又話係友情價添...一個鐘收半價 $2000, 計一計, 我比律師費已經比唔少呀, 好啦, 無計, 聽就聽律師話唔好同班老千鬥, 好依照合同上條款賠錢了事...

點知, 我真係好天真, 信以真, 賠咗錢就可了咗件事, 而且份合約明明寫係依足賠款後, 雙方不予追究嘛), 賠錢後, 我發覺我真係大錯特錯, 班老千又點會輕易放過...

係睇中我地層 <龍凰樓>唔放手呀, 我寧願賣晒啲金比佢都唔交樓, 所以覺得少

如果你有晒文件證明合約已經取消&已經賠左錢比買家, 咁都好D~ 比支票賠錢果D COPY KEEP好晒佢...
為左保障自己...有D錢真係要洗...
不過始終你一日唔知解左契未都要睇緊D...

比我呢...我就會去ICAC...比佢開左FILE先...證明你"曾經懷疑"有經紀&買家用不合當既手法...到時ICAC肯受理個CASE...等佢地自己查...你在明...D野人在暗...一定無事~ 到時你要賣樓的話...大吉利是因為果個釘契而賣唔出...你亦有權用民事去追買家(野人)你一切既損失...

唔搵律師亦可以試下當紅既議員...何況而家樓宇買賣咁紅...一有呢D野出現...D議員實免費幫你手反轉政府唔做野果D部門~

唉...我地身心受騙喎...只怪自己唔得醒目...應該係受罰嘅...如果用咗錢...可以攪掂...就太天真啦, 而家錢就係用, 仲要勞氣死, 仲比人釘契...總之, 啲人係好惡...

I feel so sorry to hear all those ...
and well... we have to learn how to let go, plus have to get the "result" before you leave HK.
As the time you come to US, you got the first time "tax free" to bring in your assess (all money you earn or carry over for 1st landed).
after that, once you landed, and you wanna bring money in, those are your income and you will need to pay for tax, if you would like to know more about it, you can go to the website I always mention here, the accountant Ms. Lam Sau Wing.
He has all the wonderful advice to ppl for free

She just needs to show all documents which mentioned in the letter she received from immigration office.
also, they will ask her who is her 担保人, 和附担保同佢嘅關係, birth cert can proof all of those.
she can also show the MSN, facebook message, ICQ, phone bill, letters, package covers... something like as evdience of the relationship lor.

Hi Nillie,
I'm the co-signer, so I will forward my birth certificate to my sis. Does she need to get my bro's birth certificate as well? He is not co-signing any docs but we use his email address to receive docs from visa center...

he doesn't need to. Immigration officer will not look into it. and they won't know that the email address belongs to your brother by any chance.
THe birth certificate will have both your parents' name and your name on it.
Then, you sis just has to show all the documents or evdience.. such as she came and visit, or your family went back to hk for visit.. pictures will be very good source.
Also, the gift for children's birthday, package from you or her sent to you, take a pictures of it with your children.
Immigration officer wanna see all evdiences, to make them believe that you will sponsor their life here until they become citizen or live here more than 10 years without rely on any kind of Government benefit.
If they rely on any kind of government benefit, you did sign the paper and agree to pay government back.

For all others,
if you sponsor someone on your own, or co-sign someone under your name.
1. Make sure your income is high enough to do so.
2. Make sure the person and family you sponsor, that is your very close family member and you promise to pay for their need until they can settle down on their own. If not, I would suggest you, not to help them to migrate to US.
3. If the person/family whom you sponsored, and apply for government benefit, you will be the one to response to the bill. Also, your name will under the Black List, so you will have difficulty to sponsor other people later on.

Since my brother is using his alum email account and I didn't attend to the same school, so I'm afraid of anybody asking lor...
I'll take your advice and print out phone bills, FB messages, pictures, my pay stubs and stuff like that to my sis.

your sister only needs to provide what the officer asked for, she doesn't need to show anything else.
Many people use Hotmail or gmail.. anyone can set up email address.
If that is your worries, then, that will be a long list of stuff to prepare "to proof that the email address belongs to your bro, and your bro is also your sis and your bro as well"... you know what I mean..?
just sit back and relax..
