人和<01387.HK>執行總裁王宏放表示，集團手持現金40億元港元，而財務總監孔繁崑表示，去年集團派息比率約80%，預料未來可維持該水平。

人和料09年完成項目總樓面面積為77.8萬平方米，今年資本開支70億元。王宏放預料至2012年，集團持有累計營運面積約580萬平方米。(mk/w)

人和<01387.HK>執行總裁王宏放表示，預期今年可銷售面積22萬平方米，而目前已銷售9.5萬平方米。

人和去年毛利率升4.7百分點至82.6%，王宏放預期今年毛利率有再升空間，主要因集團開發土地成本較低，故銷售價格較周邊競爭者低一半，而租金較競爭者貴四分一，相信以目前環境，即使競爭者減租，集團仍可調高租金。(mk/w)

財務摘要
－全年收入按年增加732.3%至人民幣3,050百萬元。
－本年度毛利上揚783.1%至人民幣2,520百萬元。
－總毛利率提高了4.7個百分點至82.6%。
－本年度股東應佔溢利為創紀錄的人民幣1,903百萬元，較去年強勁增長613.6%。
－每股基本盈利由人民幣1.57分大幅上升至人民幣10.82分。
－擬派發每股末期股息人民幣7.62分（相等於約8.65港仙），派息比率為百分之八十。

i bought it at 0.27 today. i tried buying at 0.265 but cldn't get it as there was a long queue so I guess 0.265 is a resistance price to drop further. This stock can be volatile due to 'gung goo', so better set a cut loss point. for me, will cut loss if it drops below 0.25.
it's not a bad idea to hold for longer term+gung goo (gung goo price is 0.18). the worst case is this co. goes bankrupt since it's a small cap (there are many small cap goes bankrupt over the world).
my target price to sell is 0.29-0.3.
