Any comment. I just bought the small flat 410' at Phase 5.

Is it good for leasing.

我之前住沙田第一城成四年幾
可以肯定沙田第一城租務一直都好活躍
唔洗點擔心出租問題
而且租金都好穩定
一般可以租到$5,500至$5,800

I just already bought it but at a 2nd floor. This is the first time in my life I bought the flat.

If I want to sell on this time, is it a good time and no get loss. Or do you think that just plan for leasing then sell out after 2 years.

Pls enlighten.

現時5期的410呎單位
平均賣出價為110萬至120萬
如放租$5,500的話
年回報為5.5厘

首先要了解一下你的經濟是否充裕

如是
放租亦不失為長期投資的方法

另一方面
如果現時放盤
買價可能亦不理想
減去各項手續費
分分鐘要"俾突"

Thanks your advice.

I think I will choose leasing. But just worry about the tenant who is not good and need to input a lot of money to decorate again.

Any comment.
