I am living in Royal Ascot for more than one year. I think it is a good place for live. There are big playground for children to play and also a clubhouse for residents to use. Many people said the transportation in Royal Ascot was not convenient because it's far from the KCR. But I don't think so, because most of the residents who live here have their own vehicles. And it also has estate shuttle bus to New Town Plaza III in every five to eight minutes. Although the Ascot shopping mall is not so big, but it has a medium size supermarket, some restaurants and some other shops. I am not an owner of this place, I am only a tenant. Before I move here, I have seen many places in Shatin, including New Town PlazaIII. But I like this place more. Of course, this is only my personal opinion and would like to share with you. :mrgreen:

I think if you can take KCR from Fotan (of course, you need to walk about 8minutes from Ascot to go there) to T.S.T. In fact, you can see many people walk to the station everymorning. I am living in a 1200 square feet flat which is 3 bedrooms, 2 bathrooms and one servant's room with bathroom. I think the price for 1100 to 1200 square feets flats now rise up to about 5.8M to 6.5M. So, this is also the reason why we are still considering to buy or continue to rent the flat. As I know, the management fee is not high, about $1.1 per feet. The nearest market is Jubilee garden, but the market is really small, so most of time I will ask the helper to take shuttle bus to Shatin or sometimes just buy in the supermarket in the ascot shopping center.
