夾屋二按

有冇夾屋二按到期的業主，成功向二按銀行（渣打）爭取到減息呢？我問過渣打，他說有可能，叫我比資料他及等約三星期才回覆。

我最近問過其他銀行，他們話要一、ニ按一齊做先得，不會單做二按。

其實我一按息口OK，但一按銀行估價不足，所以二按不能借足，利息也沒有一按咁好，若加埋律師費等什費，不知能否成功轉按二按。

我試過申請,渣打回覆話如果一次過比5萬或以上可以減0.25厘, 真係呀!如果我有錢就唔駛申請減息啦!

I found it very difficult to handle second mortgage. I am still waiting the reply of banks.

Is it possible to get P-1.xxx to P-2.xxx?

Standard Chartered offered me P-2, but I needed to pay them $80,000 first. Finally I paid them $100,000 & they gave me the P-2 offer

Why do you need to pay them first? Is it becasue the estimated price of the flat is lower?

I don't have money to pay them in advance. But P-2 seems a good rate and save a lot of interest (About $40.000 in total?)

I don't know why they need me to pay them first. I think they don't want to offer P-? to the people, so they have such requst co's they 睇死 we don't have money. But my P-2 was offered at April 2004. I don't know whether they have changed the terms now lu...

I got the reply from Standard Chartered Bank.

If I pay 25,000 in advance they give me P-0.25%, or if I pay 45,000 in advance they give me P-0.5%.

I think it is not a good offer for me and very difficult for me to pay in advance.

Anyone have better options?

As I know of some finance company(UA, GE) they offer cheap rate too. And GE if you do both 1st charge and 2nd charge together with them, the interest rate can be cheaper. You can call them and quote for the interest rate
