depends on which sector you are taking about but overall up bcoz:
1) Mr. Tsang will push up (stable) economy for 07 re-election
2) RMB re-valuation, A+B shares restructuring & coming huge IPOs in HK will keep interest rate low this year
3) 08 Bejing will attract more hot $$$ to China
for flats < 2M - little change (1~5%) bcoz not much salary raise for those people who can afford this price
for flats 2M // 5M - moderate rate (5~10% maybe) due to salary increase for those people who can afford this price
for flats > 5M - hard to tell ...
interest rate will not go down soon (usually 9~12 months after the last raise) but people will accustom to the stable rate after another 0.25~0.5% raise
