I have some kind of experience like yours.
I have a flat in 盈翠半島to let before, the couple who wanted to let my house asked to reduce $3000 and have to buy her new all傢電...

When she visited my flat there, they just keep critized how bad the decoration of the flat and the view are..
Then, I said ' I would like to reduce $3000, but only to people who really like this flat. (b'coz I have spent $ to decorate and design the flat) No point to let to people who are not appreciated.''

Afterwards, the agency called me back and said the couple would like to let my flat .Even no $3000 reduction, they would like to rent my flat. The agency told me that they need the flat immediate because their twins are going to study in the kindergarten there.

Hilary,

Yes, seems your previous experience is really similiar with me. I understand people wants to have the more cheaper & most attractive rental fee. I rent flat before but never have such unreasonable request. Remember that the landlord is rude & no response even I have been reported her in several times for the out-work with air-con. Still keep silent till the contract end for one year.

早幾日有個租客問我, 問我層樓會唔會賣, 如果會, 佢會準備租第度. 我話(佢個租約(生約)要七月才到期), 賣與唔賣會到時睇翻個租金回報率, 低既會考慮賣.

第二日佢打翻俾我, 話七月后佢地愿意加$1200(約10%)租, 可否同佢續兩年死約. 我話加1200只可續一年, 1800就續兩年啦, 之後佢地決定續一年. 不過我仲未同佢地簽新租約.

如果係好客~都可以續約~我果兩個cheap租客~今日仲未交4月租 :-( :-(

今日都係四號嗟, 我通常過左七日才會追, 不過touchwood, 極少發生.

我會同佢簽, 如果佢走左, 我間屋要空置一段時間, 簡單裝修, 俾新租客免租期, 俾佣金, 損失都唔少, 在下未夠班同錢鬥氣, 不過離七月仲有好耐, 唔急.

Fortunately the present tenants of the two properties that I rent out are company ones and pay rent on auto pay basis. I have quite bad experience before as the previous tenants always delayed to pay the rent (though not more than 2 weeks).
