想做過統計 :
1) 租樓: 等樓價趺多幾成才決定入市 ? (何時係低位無人知....)
2) 買樓: 因為最優惠利率非常吸引,(當然手頭上資金充裕夠比3成樓價) 因現在供樓一定抵過租樓囉,但又怕買貴左....

妳會係邊種人多d ?
(因自已都係揸唔定主意,真係煩死)

My agent said the tenancy market is very very quiet. There are two groups of people :

1. Not enough $$ / worrying about losing job : would first consider asking landlord to cut the rent, don't prefer to move as it would incur $$

2. Have enough $$ / stable job : would consider to buy a flat at low price

Therefore, the current tenancy market is 'dead water'. Supply is excessive (as many landlord would rather rent out their flats instead of selling at low price while demand is low.

我而家租緊樓,亦有出去睇樓.
agent話而家即使有30枱客,都沒有1枱肯出價既

我而家租緊樓, 諗住遲d會睇吓樓先決定繼續租or買.
如果你而家要決定租or買就煩d, 因為租始終要綁一年, 如到時先買個市又唔知點!

我都係,不過就煩緊比30%首期好就比10%首期,唔同策略個target都會好唔同,再加上我份工既約仲未ready,未簽約前都唔敢郁住,所以而家都仲未叫做真正開始睇樓!

i recently sold a flat (because my hubby highly believe property px will further drop). at least 100 grps of ppl visited my flat and finally sold with 20% loss.

pls wait b4 buying, price still hv room to drop

原本我們一家搬番去99度暫住, 慳番 d 租金, 唸著等到價入市, 點知整個雷曼, 所有計劃便告摧 (不是因為損手, 是因此個市係咁跌), 近排又因婆媳關係 (當初簡直係自投羅網, 已有前科才搬走), 最後都要找屋租, 亦因為周邊消息不斷話起碼明年第3季 或之後才有起色, 所以現在租住先, 希望到一年死約前 (明年11月)能成交, 不用再幫人地供樓啦

So many people visited your flat ? Do you mind telling us where is it ? And, how many people counter offer the price ? Why you still have to sell it at 20% loss then? Seems so many people interested in your flat.

I am looking for flat in North Point mid-level for self-use ar. Already found one and counter-offering the price to the seller. Bargaining now. Still have about 7% discount to bargain.

I am now renting a flat at very high price (rented it in March this year), the lease will expire by April next year. So, I really want to buy the flat by CNY so that I can move immediately once the lease expires.

The seller is firm to sell/rent her flat. Her familiy is moving to a bigger flat. However, I cut her asking price from 6.5mil to 5.5mil and therefore she still hesitates now (after 1 week negotiation). She now offers 5.9mil. She also put her flat on rent at 25K. But the agent said it's not positive to rent out her flat as the tenancy market is 'dead' now.

My flat is the cheapest in the real estate, in Kln Tong. Many people offered a price, but much lower than my sell price (10-15% lower). Why I sell is because my hubby foresees that the property price will go further down next year. We bought at a high price end of last year which we think will take many years to climb back to that price. Many people is interested in my flat is because it's cheap AND it's a very nice new renovated flat. We are unhappy to sell at low price BUT on the other hand, happy that someone is willing to buy this quite expensive flat (over 10m) in this bad econ. My hubby highly believes we can buy a similar one at a lower price later. Better be debt free and cash in in this depression.

For expensive flats, 10% down= over 1m, if next year property price is down 10%-20%, we can buy a flat at 1-2m lower. This amt is a very big amt. Not like cheaper flats (e.g. 2m flat), 10%=0.2m which is not very significant.

It's buyer's market now, don't rush in buying a flat which you think price is not very right. I sold my flat at 10% less than HSBC's property valuation. Maybe you can use this as an indication in bidding a flat.

我驚儲夠既時候, 樓價又係咁升...
