for quality, it is better than 麗港城.
for transportation, it is better than 麗港城 (if you take MTR)
for fresh air, it is better than 麗港城,
for culb house, it is better than 麗港城
for fecility around (like parks), it is better than 麗港城
............... (assume the flat is for living)
However, if you just think the downtown is always better than the new area, then you should buy those flat in HK island, all the flat in Kowloon and NT 好似吾係咁值.
I also heard someone sad that: 用多過300萬買Kowloon的樓好似吾係咁值, only the flat located in HK island is 值!
It depends on the 'value' in your eyes.
First, ask what do you want before you buy a flat!

I bought Rambler Crest in Tsing Yi....3 rooms with less than $3m. Some people also comment 唔值 or far away (NT flat)...well...depends on what you are looking for lor...!
u should take a look at those flat in TKO or u'll never know the difference.
for your info. only, compare among TKO, HangHau is more convenience in terms of transportation (those private estate are centrally situated next to MTR with 3 min. walking distance without 好天曬落雨淋 + lots of bus route), food(fastfood, Chinese Restaurant& other fushion one) and daily necessity (Welcome, Parknshop, taste & a 街市 in a walkable distance)...while the shopping mall of 將中only provide very limited choice n now they're actually running an "Outlet" due to low 人流+ a far 街市...
要大 - 你去睇下東港城..
要新要靚要名牌要會所 - go for 蔚藍灣畔
要平要新要會所 - go 將軍澳廣場.. (frankly speaking, 將軍澳廣場 is 更方便 compare to 將中家, but just not a 名牌 ja ma)

i had lived in TKO(Metro City) for almost 5 years. Now i am living in To Kwa Wan
Here is my commands:
1. facilities and shopping mall is perfect
2. the humidity is high, air is fresh
3. transportation is too slow, always traffic jam
4. no famous school
5. the area is not worth (small %)
6. too crowded
i think the apartment in LamTin/Kwun Tong is better than TKO.
將軍澳 - upside is limited as the land supply remians high....... My idea is that you shall choose residential complex in Hong Kong is much better. You can feel that every morning the tunnel is packed. why? it is becuase a lot of people living in kowloon side and they come to Hong Kong side to work. And the unit in HK is limited meaning demand over supply..... HK land is more upside..... just a two cents worth suggestion.
