i read 2 reports recently, 1 forecast will drop 50% next year, another report said 15%.
these are just forecast, no one knows if it will drop or rise.
i want to buy a flat now, although can afford, i find the price ridiculously high. so will pend my plan.
i don't believe the prop price will rise forever.

latest stats show that this week overall prop price dropped 0.8%, last week 0.9%.

其實, 個市升連租約放的樓唔難放, 看是否價錢放得太高?只要是市場價, 市場氣氛良好, 都有市場, 我亦因市道上升幫我的客人購入了連租約的樓, 他現在也升了!不過, 他們是自用的!

呢句真，我都唸過，樓市同圖表有乜關系，如果有，你估氣溫同圖表又有無關系？昨日突破阻力位的32.3C, 下一個阻力位係35.2C? 哈哈哈。

其實由舊年10月到依家升左咁多, 有d 仲過埋97 年個價. 我覺得依家既樓市唔係咁健康, 只係1年 (其實唔夠), 經濟係咪咁快復甦呢 ?

thanks MRNT. maybe newspaper was wrong? don't know where they get the source of the stats though. i think CCL is 1 mth lag behind stats?

have u visited Celestial Heights in HMT? I m interested, what do u think?

the 50% down report was written by ex-china strategist of Morgan Stanley. it was on newspaper just last week.
another 15% down report was also on newspaper recently.
there was another report said it will go up 20%, from a financial magazine last week, can't remember which one.

97年特區政府通過增加樓房供應歪曲了市場供求，令到供過於求，成了樓市大跌的主因；有見及此，特區政府為了舒解民怨，希望增加中產稅收的同時中產人士交稅交得心服口服，終於在09年初，特區政府再度歪曲市場正常供求，引進大量國內買家，令到市場求過於供，樓價即時應聲上升。

所以如果你問我點睇後市，我個人覺得未來兩三年，只會大漲小回，小回完又再大漲。(重大天災人禍例外。)
