I've been living in Laguna City since 01. My personal views on this area are:
Pros:
1. The living environment inside is quiet. The area of Lam Tin MTR & Sceneway Garden are a bit busy and congested.
2. The green area here is really massive and nice. Laguna Park is another good feature especially it is maintained by LCSD but not us. But it serves quite like a private park for Laguners. My baby quite enjoys the morning and evening walk there!
3. The usable area of the flats, though is not as high as those in the 70s, is much >> than that of the new flats these days.
4. Seaview is quite secure in the meantime 'cos there is still no big private development planned according to PlanD's master plan at the seafront.
5. Management fee is quite economic. Just about $1 for a sq ft !
Cons:
1. The cost of Laguna's quiet environment separated from the busy MTR station is the 10-minute walking distance away from it.
2. Choice of transport to outside area is not too great. The most frequent use will be the 219X bus to TST. Quite fast actually.
3. Choice of restaurants here also is not great.
4. The diamond-shape living room makes me feel headache when I have to orient my TV parallel to the sofa.
These are all I can think of. Hope you find useful.
