Just wondering that i can never retire from the work as the property price and living expense is so high in HK. with 10 million you can only purchase an apartment at 600-700 squaret feet on island. how much is good enough to retire?

我諗1層已供滿嘅自住樓+ 500萬現金/2層供滿出租樓, 應該夠我退休.

Depends how much you spent per month, assumed is $25,000 per month.
Assumed you have a fully paid property.
Assumed you are at retirement age of 65 and assumed you are going to live to 85.
Than it would be around (20*12*$25000=> 6 millions dollars).

Of course it is difficult to be procise, for one of the major expenditure will be on medical or health related matter, as you grown older.

just feel sad that i will have spend the whole life on working. i hope i could have more time for my family and travelling around the world.

A lot of things has not been taken into account, for example you son or daughter might want to borrow some money from you for a initial deposit on a tiny property or something worst like a major operation fee in hospital after an accident. etc...
