If in doubt, ask the landlord to replace it before signing the provisional tenancy agreement or pay any deposit. Also try to add a clause in the tenancy agreement about landlord's responsibility in repair / replace the supplied appliances due to wear and tear in the tenancy period.
I can tell you that I have very bad luck with my rented flat, living for less than 3 months, the ventilation fan and electric water heater in kitchen, toilet flush pump, and master bedroom A/C need to be repaired and replaced. Although landlord is responsible for the costs, it is very troublesome to wait at home for the technician to come for repair / installation.
