I will not buy IR as well. IF you can pay that amount of money, you can buy the flats along MTR.
Siu Sai Wan is too remote! Always take very long time to go here and there. No shopping mall, no cinema. Just one park'n shop.
Also, that place is extremely humid. I have saw many friends ceiling got moss and black spots because of that. Clothes are very difficult to dry. Need to spend a lot in laundry.
