Buying a flat is never easy. It is not easy during the good times when the economy is good; It is not easy during the bad times. Let's face it - it is not going to happen. Buying your first property is never never never going to be easy.

I have said it before and I say it again. Buying a flat is only difficult because people are too accustomed to living on overdraft. Look around yourself, am I correct that your friend Peter is living in a 700 ft2 flat whilst he only has money to buy a 500 ft2 one, your neighbour Paul uses a large part of his incomes to rent a flat in a new development only to use the lovely club house once a month, and your colleague Mary rents a flat in mid-levels only to make herself look "upper-class"? Think about it. No doubt Peter Paul and Mary will find it difficult to buy a flat. They are all living on overdraft.

Buying your very first property is not going to be easy. But the good news is things will get easier and easier. In about 10 years' time you would congratuate yourself for choosing the difficult way. Trust me. You would be more than glad that you do not have to move every two years and to face rent increase when you are 50 years old.

It is true that you can live in a better place without incurring a huge initial lump sum if you choose to rent and not to buy. But you are living on your future income and your life after retirement will suffer. My advice is - buy early. Buy it although it is not your dream home. Let's start the difficult part when you are young. Or, if you want to rent, limit your budget to what you can buy instead. For example, if you can buy a $3.5m flat and afford to pay $15k for mortgage, rent something that costs you $15 per month. Yes, I know that you will say that you feel comfortable with renting a nicer flat for $25k because yo don't have to pay 30% downpayment. Silly you. You cannot really afford the $25k one. You need the extra dollars for your post-retirement life. If you rent the 25k, you are financing the property market at your own costs. Congratulations to your landloard.

totally agree with what iamfine said. many people just buy a house that they are not affordable. the monthly payment for mortgage should be 30% of total income. If u can't afford it, buy a house that is not so expensive. otherwise, u will regret when the house price deeply drops. Take the experience of 1997. Location location location are the most important criteria of buying a house. not the house club. Take a friend's example: bought a house in fan ling at $3 million in 1997. not only half price of it. Can't see any treand to rise back to her buying price. Another friend bought a house at the same price in Hong Kong Island, now back to his buying price. See the difference? My advice is: buy a house that u are affordable to pay for mortgage and in good location.

我都有同朋友傾呢個話題,有睇升亦有睇跌,升跌都有自己嘅理據。
其實我覺得好多所謂專家,都係馬後砲,有啲估錯咗嘅就會話出現咗啲意想不到嘅原因。
所以,老土啲講,買樓呢的人生大事,最好係按照自己需要同能力囉!

If we know 二手樓價下半年升, then landlord will not sale their flat now. => the market will no supply!
If we know 二手樓價下半年跌, then no buyer will buy flat now. => the market will no demand!
i.e. even 二手樓價下半年升還是跌, our city will be under the system of republicanism .................

如果你有住屋需要, 而又供得起就買囉, 你一日唔賣出去, 個市跌都冇問題架.
同樣, 個市升, 你唔賣d錢都唔落你袋啦.

唔賣出去,但可加按,又或提高你自身信貨評級,申請信用咭都易D ...


如果個市跌, 經濟差, 就會供唔起, 我不是太明白.
是否係話會減人工或裁員之類

如果係, 我要加一個因素, 要知道自己份工好穩定, 只用3成人工去供樓, 咁就考慮買啦.

我都識人仲供緊層負資產樓.
