我岩賣左樓,現想租樓,但個單位既電器已經八年,屋苑原裝的,地產就好似偏幫業主...話半年內無事就唔會理,唔通萬一壞左我要買番部新既比佢...請大家指教

乜都要寫清楚落租約, 唔好寫到唔清唔楚! 租約附加條文, 寫明屋內所有電器全部供應租客使用, 人為損壞要賠償, 但係如果係非人為損壞, 業主唔會負責維修, 租客書面報告損壞, 獲得業主書面回覆後, 可自行更換電器, 搬走時連新電器一齊搬走!

到時佢要證明係人為損壞先可以要求你賠償!

my contracts didn't indicate, but normally landlord shd be in charge.
e.g. the door bell and the washing machine of my bro's rented flat were out of order, the landlord had someone to fix the doorbell and asked him to take his clothes to dry clean shop to clean and pay him back the bills.

for me my washing machine and hot water gas out of order, my landlord paid.

both contracts didn't indicate who will be in charge.

if your landlord is unwilling to pay, i wld deduct the fix charge from your rent and pay him less the next mth.
