it was my dream place a few years ago. wanted to buy 嘉文花園 100x sq ft unit a few years ago but landlord unwilling to negotiate price as all buyers bought at v high price in 1997. rent is abt $30 psft. those who bot in 1997 are still on boat.
all units in other bldgs are big (over 2000 sq ft). there is a bldg which looks new built by 'Ying Wong', which offers maybe 8-10 smaller units (11xx sq ft), but no units available for lease.
but v illiquid, cannot sell easily.
just checked 1 year only 1 tx ja!
also these bldgs are quite old, all over 10 years, without clubhouse (嘉文花園 has a tennis court, but 'fong fai jor')
although the bldgs are old, they still look nice.
if live here, it will be good to join either 1 bowling green club just opposite, haha.
rent is ok, but better not buy
嘉文花園 floor plan is VERY wierd, esp its 1080 and 13xx sq ft flats. their 1080 and 100x only has 2 bedrooms, and toilet is mini size.
嘉文花園's s/w are very nice..I have friend and their family bought 7-8 units, very big family, every brothers and sisters all live there, but all in the "boat" at that time..now..not sure still on the boat or not.
