because seller unwilling to slash price so buyer not willing to buy.
i just visited a YYC agent, she told me after 19 Nov (govt policy announced), only 1 transaction was made in the entire Yau Yat Chuen + Kowloon Tong area, and that only 1 transaction was a rare offer (a house) in the market, so the buyer still bought it at mkt px as it's rare.
feel so sad for the agents. 1200 maybe a good buy if drops to 5.2-5.3.
