1. bank will check credit, if your 99 is not a residence here, she probably doesn't have credit history to apply for mortgage? is she planning to pay cash in full?
2. is she going to look at the house personally? if you have someone else to buy house here there might be something that doesn't meet her expectation without seeing it herself (not big enough, doesn't like the floorplan etc.)
i know it's very popular for the mainland chinese to invest properties in US now... not sure how exactly they do it, i think there is agent that specialize on that (i heard they even have tour to visit those foreclosure houses!). you might want to find out more and do some research.
i know some people did that, and they all paid cash for the full payment coz they won't be able to get mortgage loan.
however, i heard that there might be a little disadvantage when they're selling the house if they're not US residents/citizens. maybe it's something related to tax or what.

另外,你99會唔會自己嚟睇屋?搵屋時小心不同類型嘅屋會有不同問題出現。例如short sale,closeout可以係去到一年,一d都唔short;foreclosure一般都會睇吓有幾多人有興趣同願意bid幾多錢,一間叫價$450K嘅屋最後成交可以係$650K,睇你遇著d咩人同時間想買屋;俾多d首期或現金交易可以傾到一個低d價錢;sell as is果d屋要小心,因為可能會有好多額外手續或費用,好似間屋裝收到一半未整好,你買咗就要自己整埋佢,又或者你唔介意就咁入住。有d銀行屋你冇得入去睇過先買,尤其是法拍屋,有d屋甚至銀行會用木板封咗間屋,你連個外觀都睇唔到。所以唔想買到貨不對版或唔啱心水,最緊要係自己一手一腳去揀。
not sure if they can find out you have mortgage in HK? they might think you only have 1 mortgage on hand (the house in US)...
you can apply for pre-approval even before you start looking for houses, and see how much you are qualified for before you make further decision.
