a lot of things to consider wor:

1. bank will check credit, if your 99 is not a residence here, she probably doesn't have credit history to apply for mortgage? is she planning to pay cash in full?

2. is she going to look at the house personally? if you have someone else to buy house here there might be something that doesn't meet her expectation without seeing it herself (not big enough, doesn't like the floorplan etc.)

i know it's very popular for the mainland chinese to invest properties in US now... not sure how exactly they do it, i think there is agent that specialize on that (i heard they even have tour to visit those foreclosure houses!). you might want to find out more and do some research.

i know some people did that, and they all paid cash for the full payment coz they won't be able to get mortgage loan.
however, i heard that there might be a little disadvantage when they're selling the house if they're not US residents/citizens. maybe it's something related to tax or what.

你99係唔係會過嚟美國長住?唔係公民係永久居民都可以買屋,只係佢有冇credit history?如果冇就唔會搵到有銀行肯做按揭,而家普遍做按揭要有兩成首期,每個月供款唔可以多過入息一半,另外息口係計你credit score,所以冇credit history或score低嘅話,你好難做到按揭。

另外,你99會唔會自己嚟睇屋?搵屋時小心不同類型嘅屋會有不同問題出現。例如short sale,closeout可以係去到一年,一d都唔short;foreclosure一般都會睇吓有幾多人有興趣同願意bid幾多錢,一間叫價$450K嘅屋最後成交可以係$650K,睇你遇著d咩人同時間想買屋;俾多d首期或現金交易可以傾到一個低d價錢;sell as is果d屋要小心,因為可能會有好多額外手續或費用,好似間屋裝收到一半未整好,你買咗就要自己整埋佢,又或者你唔介意就咁入住。有d銀行屋你冇得入去睇過先買,尤其是法拍屋,有d屋甚至銀行會用木板封咗間屋,你連個外觀都睇唔到。所以唔想買到貨不對版或唔啱心水,最緊要係自己一手一腳去揀。

仲有一樣係我地睇屋時個經紀講嘅,如果間屋唔係設備齊全可以即時入住,例如冇煮食爐冇廁所等等,你係唔會搵到銀行做按揭,當然你可以現金全數一次過俾晒唔搵按揭,但買屋加裝收會係一筆好大嘅錢,我地換一個廁所加sink同換部份地板,連工包人工係千二蚊,呢個係相屬嘅contractor價錢;如果你要重新起過間屋,最少都要三四十萬。

唔該晒各位呀.

我99佢唔係想一筆過比架, 不過佢成日講, 而家d屋咁貴, 不如買一間, 佢想係比叔仔住, 佢又會成日過去, 不過, 我地呢幾年都唔喺美國, 而且叔仔又讀緊書, 都做唔倒mortgage首期又係佢比, 都想落返佢名. 而家咁睇, 只係唯有用我同老公名 ?? 但我地已離開美國返咗黎3年, 而且同老公仲供緊美國間屋, HK又供緊, 銀行應該唔會再批比我地. 無法, 一係叫佢比晒錢, 我諗佢唔夠錢喇.

well ... u could still try to see if u can get the 3rd mortgage if u want. u might still get it approved if the bank thinks you're qualified.

not sure if they can find out you have mortgage in HK? they might think you only have 1 mortgage on hand (the house in US)...
you can apply for pre-approval even before you start looking for houses, and see how much you are qualified for before you make further decision.
