When I sold my apartment in 2005, one of the potential buyers bargained the price in front of the agent. I thought that buyer didn't trust the agent too much. .....If the buyer offered 10K more, I had already sold the apartment to him....The end-up price was only 2.49M. ....

You are lucky....If the landlord banked in the check with only one payee name.... you will be in big trouble..... I once watched a series produced by RTHK on tv that....the wife sold an apartment and banked in the check with only her name on the check. But the apartment was owned by her and her husband.....At the end the husband got back the apt and said he didn't agree to sold the apt because he was in main land china.
I think your agent is too 'green', the name was added by his/her senior.....You are SO lucky.....
