我都剛剛買咗樓,我可以講吓我個程序俾你參考吓 :
1) 首先當然係去睇樓啦,一定要入屋睇,如果唔係千其唔好俾任何cheque.
2) 選擇好鍾意的單位,就可以開始講價.
3) 傾好價之後,就可以落細定,通常都係樓價嘅3%到,但當然可以雙方協議啦.
4) 簽好了臨時買賣合約之後(記得係合約內寫明層樓包D咩,例如傢俬,冷氣機,煤氣爐...etc),就可以開始搵銀行同律師樓(最好在落大訂前搵好),等律師幫你check清楚d資料和經他們給大訂對方.
5) 等銀行批好後,銀行會通知你和律師樓,準備成交.
我兩個星期後我會收樓,到時係點,之後我可以再講你知.如你沒有律師,我可介紹給你,我覺得幾好.如有問題,可PM給我.

It's better to view the flat once in the day and once at night. If possible, after a few heavy rainy days.
I usually ask the bank for a quotation and also pre-approval on the mortgage before I sign anything.
