There are 3 carpark levels, apart from the carpark at ground level (monthly rental), the two levels below can be accessed by same residential lift of each block. That means, after you park yr car you can go up to yr flat on one lift.
Top floor units are with rooftop. Generally speaking, there are 12xx ft and 9xx ft units in each block (only block 1 and 2 have 16xx units). Only 16xx ft and 12xx ft units have balconies. For 12xx ft units, those facing north is preferrable. For 9xx ft units, those facing north east is preferrable. Those 9xx ft units facing south are mostly garden view or have a close view of 瑞豐花園 . 12xx ft unit around 5M, 9xx ft around 4M, lower floor units can be cheaper, though.
Yes, ground parking is parking space rent from estate management and cannot go to flat directly. However, it have the advantage that one can go out and return on car much quicker than parking spaces at the below 2 levels.
On other hand, you can still rent monthly parking space from owners in the sub ground level one or two. The parking spaces for rent will be posted from time to time and may be cheaper than the ground level depends on their ease of accessibility.
You can check out the recent price transactions of Parc Royale from for example, Midland or Century 21 property websites. Prices may vary a lot due to directions, upper or lower levels, with or without decoration/furnished work.
I have little knowledge of 瑞豐花園 developed by CK, seems that she only have tennis court and swimming pool and the size is from 16xx ft up, all have balconies. I guess the direction facing south east ( Lion Rock Tunnel Road) should be quite noisy.
