hehe...窩山...問我啦, 我做得 agent 咁滯~~因為我一直都係附近揾樓.....and 亦住響附近, so 你 up 得出既大廈我都識, 你最近睇樓, 睇買定租先....我諗我估到你會睇左d咩單位...hehe...
成個窩山d樓下下都係過 40 年的, 響你未決定買之前, 有d野你要留意:
1) 依家成個窩山都搞翻新, 你要知你想買個間翻新左未, if 未, then 要夾幾錢先
2) 預左成屋要大執, even 屋入面係企理, 因為好多業主都住左 N 年架喇...so d 喉好多要換...
3) 若你要按揭, 一般頂龍只可以 7 成, or even lower, 不過窩山係好地段 (like Mei Foo) so 7 成 should be OK, but 就要再睇個別銀行肯俾你按幾多年, e.g. 我問過渣打, 佢地好吋, 係以 max 45 年 - 樓齡計算, 即係若層樓係 40 年既, then 即係只可以按 5 年架咋...so you can imagine 要供起碼得好多了, 多數細銀行就會好d, 都有d肯用 60 or 55 years 去計...不過買得窩山個d 都係銀根較鬆動既會好d, 因為你唔會知銀行最終批你幾多, 所以好多買家分分鐘係按 50% or below ga ja....
4) 你講 800 幾呎要 3xx 萬係 market price la...個樹個地段唔同丫嘛...個邊環境清靜, 好少閒雜人, 又有 green van 去 Mongkok, 又有 shuttle bus 去何文田廣場個街市, 一行條樓梯就落到去 Waterloo Road, 算好方便架....不過你要留意個樹d樓間間既 floor plan 都可以唔同, 有d好怪 (e.g. 無那那兩個房中間有半個廁所 etc) , so 唔一定個個岩你心水...
5) 十間有九間 flat 都 include 車位, 上面係車位多過車既, so if drive 就真係好正~~
麗晶樓望培正 - I visited 2 flats last two months and one is high floor and personally I like this Pui Ching view because it is really very 開揚 and can see green view. I 開價 but the landlord is not willing to discount any penny.
嘉景樓一樓望正恆信園,新裝 - I think I visited there as well. The landlord is a pregrant lady, right? It is nice as well and it is very clean and it is relatively cheap. But I really need 3 bedrooms so we didn't follow up.
Actually I really like 窩打老道山 because it is very quiet and near Pui Ching. But my parent hesitate the slope of the hill, so, we have to discount it.

你講個兩個單位我都知, 亦睇過...佢地都係開 3xx 萬以上, 嘉景樓會好少少, 但佢個積好怪...廳細房個位又好似唔知點咁....唔多得...我上次睇有個係 8/F ga...你有冇睇過...我諗應該未賣....but very 殘, 一定要 put more than 20萬以上裝修先搞得掂喇...
兩間要揀, 麗晶樓會好過嘉景樓, 但佢個積 is also not too good....but 大d同通爽過嘉景樓...so if 真係要 2 揀 1 , provided price is about the same I will choose 麗晶樓...
不過....話說回來.....我見你話你個係 BB 咋喎...so 你係咪依家一定要搬屋先....因為 if not, 你連考邊間都未知, 你咁快買做乜...? 我係你我會寧願等考得到先買都未遲....俾我我會租, 你唔駛擔心窩山d 樓會升得好快, 因為個樹d交投唔係真係好似美孚咁日日都有, 二來 most flats there 都係大單位為主 (e.g. 1400 sq ft+) 起碼過 4, 5 百萬...so 唔係真係一放就有人要既...好撞客心水架...因為好似恆信園咁...1050 sq ft 個d 細到死都成 440 萬, 仲得 1.5 toilets only....要大d, 1350 sq ft 咩, 個價即跳到 520 萬+....so 唔係真係話好抵的話...唔係真係咁快被買的...
揀舊樓要較小心, 因為佢既問題會多d....業主個個又會有唔同 design (我見過好多....有d 兩個好大既房變成一個房 which does not meet our needs) then 你就要計埋將間屋重新間過既費用喇...
So 我係你, 我會先租, 2 years 已夠你睇清你想要乜啦...而且你就算係 34 net 抽到去邊你都未知, 一陣你買左窩山, 但抽左去馬頭涌, 咁咪又係要搭校車...? 咁倒不如睇真係讀定邊間小學先走都未遲啦....唔好真係聽d Sales 講唔買就冇....好多時係旺市不旺價 only ga ja....
廣播道係 41 net ...你仲要響呢個時候黎揾, 梗係貴啦, 41 net is the "best" net in Kowloon (2nd is net 34), 再加上明年要考小一個d 依家呢個時候就係要 get the address ga la ma...so 呢個時候好多業主都知, 就會反價...另外, Kowloon Tong 新盤出得多過 HMT la...so of course affect the price too...
都係個句, 買樓唔係買楝菜, 若你一心係唔想 BB take too long travel to go to school, 就更要睇定佢讀乜先郁喇...but 依家你都仲未考 bor....
何文田山的嘉輝臺--大約幾錢?
==> 嘉輝臺係實用, 仲有個簡單版既"會所"添...不過你要有心理準備個樹d 交通仲差過窩山, 因為窩山都仲話有條 5M green van 去旺角, 都好密既, so it's OK, 又有 shuttle to HMT plaza, 但去何山 is a total different story, 冇車的話你會想死, 因為條斜路行一世都好似行唔完咁....小巴係有架 74S 到, 不過成世先一班車, 等得到佢我都行左上去了, so most of the time 要行一條好長既樓梯上到賀龍居再仲要行多一段先去到嘉輝臺, 一係就沿住衛理道一直咁行上去, 係斜路喎...你屋企 if 有老人家都幾係, 兩個山要我揀我一定揀窩山....
