唔該哂你地,因為我第一次租屋所以想問下有冇一d事要特別留意,我剛剛租左一單位業主係外國,業主授權佢妹妹放租,而租金就每月交到地產公司,有問題嗎?
水電煤是否轉回我名比較好呢?

至緊要 check 你想租的單位, 業主的名同放租人係咪同一個人。如不是, 有無業主授權書。而且仲要知道佢有無按揭, 如有..有否沒有供樓。

通常現在都係全包..(即係租金已包括差餉,地租及管理費)

In addition, you'd better check whether the included appliances (A/C, gas stove, water heater, etc.) is in good condition. If in doubt, ask the landlord to replace it before signing the provisional tenancy agreement or pay any deposit. Also try to add a clause in the tenancy agreement about landlord's responsibility in repair / replace the supplied appliances due to wear and tear in the tenancy period.

I can tell you that I have very bad luck with my rented flat, living for less than 3 months, the ventilation fan and electric water heater in kitchen, toilet flush pump, and master bedroom A/C need to be repaired and replaced. Although landlord is responsible for the costs, it is very troublesome to wait at home for the technician to come for repair / installation.
