我地打算下年５月到回流返toronto，3月返去買apartment.. probably Alton tower..
我想問如果$200000CAN..我至少要比幾多首期, 每月要供幾多到??
重有.我地頭幾個月５打算work住。無工作,但係我地會放＄３﹣４０萬ＨＫＤ係bank..重可5可以做按揭？做到幾多成到?? d interest 點計?

with the current exchange rate HK$20K/m = CA$2500. basement apartment is roughly CA$650-700per month depends on the condition and location.

your HK$800K cash = CA$100K good enough for the down payment for a condo.

medical benefit = each PR/citizen are free from doctor consultation, lab test and other hospital charge but responsible for their own drug. unless you are working and the company do cover the drug plan, otherwise, you still need to pay for the prescription.

senior people (over 65) when they had lived in toronto over 10 year, most of their drugs were covered by the OHIP. like my MIL, she only need to pay CA$100 for the non-deductible fee and each drug only cost her CA$2. and it save us a lots of money.

old age allowance = HK fruit money. for any senior over 65 and have lived in Toronto over 10 year could apply, each of them could get around $450/month. and if they don't have any other income, could apply for the guarantee income supplement (GIS) which will add up to max CA$1100.

if they have their own house/apartment to live in, guess around $200-300 being deducted from the GIS.

and do you kno how can my guardian get old age allowance?

Toronto 買樓問題

Apartment in HK is not cheap. If market value of HK apartment is HK$ 5 m, then cash is HK$ 5m.

Given the price of Toronto house and strong currency, cash will be reduced to only HK$ 1 to 2 m after purchasing house and cars in Toronto.

If HK apartment is not sold and have a job, then the family could live comfortably. It is free to travel freely back and forthn between HK and Toronto.

If HK apartment is rented out, financial will be better as more cash to fund for the living in Toronto. However, the problem is maintanence of HK apartment and accomodation issue when the family'd like to spend the school holiday in HK.

Not sure the living cost in Toronto for a family of four? CAN 4000?

I have a short question. I have a friend, around age 45 but rather rich, has apartment in HK + cash; everything equal to HKD 10 mio.

He had 2 kids, around 10-15.....

Do you think he can live well off in Toronto? I guess he can buy a house and 2 cars; still live quite comfortably?

He does not need to bring all the $ to Canada; he can keep on investing in HK. Imagine if he has HSBC stocks, the interest is already for his family monthly expense, right?

with the strong canadian currency.. HK$20K per month = CA$2500... should be enough if you are just renting basement apartment (i.e CA$600/m).. then the balance C$1900 for your tuition fee and others spending.

your guardian may not be able to get the Old age allowance. but for all the medical benefit, she will definitely entitle to.

my MIL only lived there for 5 years or even less. but since she is over 65.. she entitle to all senior medi care

If you have constant income from your family as well as your boy friend, plus you think it can benefit the other to come to Canada, so why not?
I hope you really study hard and be independent soon!

bt i am nt sure is she able to apply yet..
since she only lives there for 5 yrs.
even doh we had immgranted over 10 yrs.
i heard that u have to live for 10 yrs to apply senior benefit.

and also i have 4 dogs which r goin to stay wif me..
so renting a place wont be suitable for me..

ys. i will get marry and study..
wried right.haah
in this way.. so that my bf can study in a cheaper way and we r planning to send his sister and brother to canada also. he will benefit a lot.. nt me..ai..

bt if he comes. he will also help paying for the house.
so probably reduce my pressure..
and ensure we have enough money..
his parent will also pay him money..
maybe like $50000HKD a month.
and my real mum will pay me $5000HKD a month also

so we will have $10000 plus the rental..
maybe $20000HKD per month.
and we will work..

would u guys think this in enough??

you confuse me, thought u want to come over to get married tim?
where about u r going to study? most of the student share the flat, but if you are married, I knew York University got the married coupled quarter for you to apply.

as mentioned, if you pay 35% + for the down payment, bank will not ask you for the income proof.

mind my asking how old is yr mom, and is she canadian? have she been in Canada for long, is she eligible for senior benefit?

all these will affect if you want to keep a house in HK, buy alton tower or others..

Your case is complicated and I cannot really say what to do is the best in terms of mortgage. Personally I like new house as I dont know anything about fixing the hosue and I worry old house may have too many hidden problems.

I am not sure how much you know Canada. If you are not professional, then it is very hard to save money as we dont make too much and the taxes are the main killer.
I am not sure how the bank works, but my neighbour got mortgage eventhough they dont have a job. For myself, I need to prove my income and the ability to pay back.

Since you are the support of the family, I would suggest you to leave the house in HK and wait for the govt to take over in order to get the biggest money. If you are coming to study, just share a room and minimise your expense. I am not sure if your mom want to stay with you, but I guess the expense is less if she stay in HK and you dont need to worry the convenience of moving around.
When you finished study and have ability to apply mortgage, then you can search around and get an ideal house.

like around $300000CAD. instead of alton tower..
since i heard that new houses are more easy to do mortage.
but my mum asked her agent fd,
he said.
i cant do mortage for 90% of the house.
since i only have building in HK,
and dun have a full time job.
so i cant get that much for mortage
he said i will probably needa pay $100000CAD 1st.
is it truth??
do u kno about this??

i am so worry..
lets say i have $1500000HKD on hand.
should i
1) buy a cheap house in HK,
and do mortage in Canada to buy a house,
2) jus buy a cheap house like Alton tower , and dun buy any house in HK

plz give me some advice..

per my understanding,

1. since you are the non-canadian, any investment you have in canada will be an overseas investment for you in HK. as HK charge no overseas investment tax on HK residence. so guess it is o.k. for you to have the condo under your name

2/3 if the condo is under your husband's name, he got a "family tie" in canada, and may be granted as non-resident -> all his income made in HK may be subjected to the CCRA income tax.

4a) if the condo (under your name) got rent out, you as the non-canadian, will need to file out the overseas investment income, and subject to tax. not sure about the tax rate

4b) if the condo (under his name) definitely will affect his non-resident status.

you could be able to find out more from the ccra website.

Buying an apartment is easy here, but who is going to support the family will be the main issue. You can bring a load of money to here, but you cannot survive by that.

You mentioned you were 回流, just wonder what is the reason to drive you back again?

If you are not PR, I believe you need to pay 35% down payment to purchase a condo. For your husband, he cannot has any tie-up in Canada as he declares as non resident., correct me if I am wrong.

My case is

Qns: (Presume the price becomes more reasonable and affordable before we move back)
1. If we purchase a condo under my name, what are the taxes?
2. Any difference if the condo is under his name?
3. Will his non-resident status affected?

you could visit the www.mls.ca to search the location of size of the condo that you could afford to buy for CA$200K.

the property tax, utilities and insruance all depends on what type of house and location you're buying. the about web will give u some idea.

personally don't like the woodside square - as too many indian people, rather stay in Alton tower, or will suggest bambergh circle. (my spelling may be wrong).

you could see the career classified post thru the web www.workpolis.ca about your job career..

actually,
my family have 2 old apartment in HK..
be honest, waiting the goverment or whoever taking over it
u kno. attractive price..
now we r selling one of it.. about $1600000 HKD.
and planning to buy a cheaper one .. like $800000 till $1000000..

if i buy a $1000000 house in HK,, i will have around $500000HKD to use as downpayment. and my bf will save$200000HKD in bank.
($100000 may probably used, so only $500000)
do u guys think its enough?? its would be better, if we can use less in downpayment...
or should i buy a $800000HKD house in HK.. so that i can bring more money to Canada

there is no minimum for the downpayment requirement, as you need to pay that as the diff from the purchase price and your mortgage loan.

max mortgage loan = 40% of your total household income with the max repayment year (capped to be 40yrs).

if your household income is $60K/year, and 40% will be 24K and if like alton tower - only max 23 yr.. and i.e. total mortgage loan will be 552K. then with the present value calculation, roughly will grant you a loan of $290K

however, as you said u don't have any income proof, then most of them will require you to put at least 35% downpayment for such...

bank is doing their business. assuming people retire at 65 and only start thinking of buying house after they graduate from school... so around 23-24.. so that's why they capped it for 40 years of repayment period. upto age 65..

however, take us for eg. even we bought the new house, but our age is 45.. so bank will only grant us max 20 years repayment mortgage.

however, like alton tower, kind of old. bank might re-access and will not grant the max 40 yr even you are only 25 year old

my friend still checking what will be the downpayment required. as even by law is 10%, but the condo is so old, bank will not willing to finance 90% of the selling price.. thus, the older the house, the more deposit downpayment might be required - unless the bank think the house is really re-marketable. then 10% min downpayment may be granted.

i had just re-mortgage my condo. FYI, $215000 will need to pay about $14xx per monthly - 22 yrs. i fixed for 5 yrs at 5.4%. if you has less than 10% as down payment, if approved (depends on situation) by the bank, you need to pay a little more for the insurance on top. this is about $1500-$2000, depends.
