各位有經驗媽媽,想請教一下各位。
因為有意計劃移民,所以近排留意下啲移民顧問公司,發現到有一個plan叫EB3 移民德州,由德州pizza hut 請你,做滿一年有永久綠咭,想問係咪真係有呢個plan 呢?因為見各位申請去美國都好似好難咁,而呢個計劃又好似太過順利成章, 好驚比人呃晒啲錢………
另外德州係一個點嘅地方? 移民得過嗎?

Thanks for your details! I am planning to pay off the house if I could find a house within my budget, if not, I prefer to put 80% on down payment. Richmond/Rosenberg is my target area if I choose Houston, but I haven\'t made up my mind yet. I still need some time to find out more about Austin.

Depends what type of job you're looking for or you're planning to go back to school, whether you have any families, relatives, or friends in either cities....etc. You definitely need someone to help drive you around for at least a week or so when you first arrive, otherwise you can Uber.

I don't know much about Austin, but Houston have definitely changed A LOT in these 20 years, so as the living cost associated to it.

I can't give you a price range of a condo/townhouse before knowing if you're planning to put your son into a private school or public school. If you prefer public school, which school district you want to choose, Spring Branch ISD or Houston ISD? Do you know there is a high monthly HOA fee associated with condo/townhouse? What would be your maximum budget? Do you have a credit history when you're in Houston? Usually the down payment would be around 20% with a decent credit score. A one bd apartment in a safe neighborhood with a decent school zone could run between 800 to 1200 USD/month thanks to thousands of incomers to Houston every year, so I assume if renting an apartment first with getting a used car, your monthly budget would be probably at least 2000/m.

Not including up front cost like hotel/motel stay in the first week, furniture, utility bill set up fee, used car ($4000~5000), car registration and inspection, school supplies....etc.

The size of China Town has definitely exploded in the past 10 years on Bellaire Blvd and other parts of the town, and a new China Town is also being developed in Sugarland at the moment. If you don't like to run into Chinese in every corner where you live, you probably want to avoid Sugarland. However, Austin has a pretty high Asian population too.
As for salary, what type of job you're asking about and what qualification do you have? There could be a big difference between just a ordinary office position and a professional job.

I am struggling whether I should settle in Austin or Houston. I\'ve graduated in Houston over 20 years ago and I came back to HK after I graduated. So now I\'m totally have no idea how these cities have changed. Do you know how much it costs for a condo in Austin and Houston? Do you think the cost of living is lower in Houston? I know that there is a small Chinatown in Houston, but that\'s the main reason I don\'t like it there (gossip among the Chinese). I prefer Austin personally but I don\'t know much about this city.
What is the average salary now? How much is enough for a month if I rent a 1bedroom apartment and get a used car at the beginning? And how much it needs on the down payment for a condo? 30%?
What kind of jobs are more available in the market?
Too many things to consider before making a decision, please please help me to sort out all these questions. Thank you so much!

It really comes down to what you want in your life and what your plan is down the road.
Settling down in the city for sure? Would there be a job related relocation in the near future? Planning to own a house with a big yard? Do not want to spend your weekend mowing and taking care of the lawn? Want a quiet lifestyle at the suburb? Want to be close to all cool places for hang out? Planning to have a baby or two within 5 years?
All and all need to be considered before a grand master plan is drawn.

The number would be based on a family of 3 to 4, with a home ownership of estimated price between $400K~$450K purchased with a 20% down payment.

The estimated monthly expenses can go lower, options are:

1. Purchasing a house belowed $250~350K, with higher down payment, then you get a lower monthly mortgage payment;

2. Renting an apartment first, then there wouldn't be a HOA fee;

3. Purchasing an older townhouse (a residential property that shares wall with neighbors and with a very small backyard) between $200~300K. Although you will get a higher monthly HOA fee, but the fee will cover exterior insurance, fence, water and sewage, and lawn maintenance. You will also have a lower property tax based on the value;

4. Purchasing a condo (like flats in HK) between $150~200K. Similar with owning a townhouse, you will have a higher HOA fee, lower property tax, but without any backyard or lawn space;

5. Living with in laws ore relatives for a while to save up;

6. Buying a used car instead of a brand new one to eliminate the monthly auto payment. Owning only one car in a family is really hard to manage your daily life in Texas, as driving is essential in every city and town. Unless one spouse decides to be stay at home dad/mom, then it might be manageable;

7. Cut off cable, just watch basic TV and use Netflix to watch your favorite TV shows online.

I've stayed in Austin for a week long long time ago, and I liked the peaceful ...

Oh, Austin actually has a bit cooler and nicer weather than Houston, cuz of the breeze from the lakes, rivers, and hillsides. Houston is worse.

Well, single family houses in TX are all McMansion like and all on average 1-ace lot size. It's the annual property tax on the county appraised value that you have to pay hurts your pocket.

Let's say you bought a $450K USD 2,500 sq ft house on 1-acre lot which doesn't seem a lot to us in terms of HKD, and the County Appraisal District appraised your estimated house value as $400K, then you are subject to pay between 2.6 to 3.5%(depends on the tax rate of the area you live in TX). By using the lowest tax rate of 2.6%, you would have to pay $10K USD EACH YEAR on property tax.

Besides the property tax, there are a few house-related expenses:

1. Full coverage home insurance (Estimate $1500~$1800 a year)
2. HOA (Gated community $50~$80/m, non gated community $20~$30/m)
3. Trash service ($15~$20/m)
4. Water and sewage service ($100~$150/m, high because you have a big lawn to water in the summer)
5. Electricity service ($70~90/m spring and fall, $120~200/m summer and winter)
6. Maintenance (Roof, fence, A/C, Water Heater...etc, estimate budget $600~$800/year)
7. Lawn service (if you don't want to mow your own lawn, $20/week)

So usually you don't just look at the price of a house, but its expenses. With the above example, besides the monthly mortgage payment, you will need almost $1400/m on the housing expenses, and I'm talking about when there isn't any unexpected repairs like roof leak or fence down when a Hurricane hits every few year.

Then you add up your remaining household expenses like cable TV ($50~80/m), Phone/Cell Phone ($60~80/m), Internet ($60~80/m), Car Payment ($200~300/m per car), Auto Insurance ($120~150/m for two cars), Gas ($120/m per car), Medical Insurance (depends on your job), Grocery ($500/m).....etc.

Roughly $4200~$4400/m USD for basic living expenses with a home ownership.

And, I didn't include any entertainment expenses such as dining out on weekends, a coffee at Starbucks.

AND, I am basing the example as a DINK family. Having kids will be another different story, please add another $600~1000/m USD for this category.

I've stayed in Austin for a week long long time ago, and I liked the peaceful feeling there except for the extremely hot weather!
I thought the living standard in Austin was lower, as my husband's co-workers who relocated to Austin
all bought mansion-like houses in acres lot size. He also tried to persuade me to move over there but I was afraid of the hot weather.

Austin is more vibrant, diverse, and liberal compared to Houston. It's the state capital, the biggest college town in the nation, and the music center of TX. It offers more outdoor activities because Lake Travis and Lake Austin, and it's in Hill Country area. Houston is just one big flat land. Residents in Austin seems to be a lot more health conscious too.
However, because of that the living cost in Austin is relatively high, and the housing market is quite competitive. Also, the traffic seems to be worse than Houston.
The only thing that Houston wins over Austin would be having a China Town or Asian towns, more affordable housing.
Overall, both cities will be on the top choices if you choose to live in TX. Dallas will be the third as it is the largest telecommunication hub in the country, so the job market is strong. However, the weather is a bit too extreme, it can get brutally hot in the summer, then you got snow in winter.

San Antonio is alright, but I wouldn't want to live in Corpus cristi.
My top choices of cities in TX: Austin, Houston, or Dallas. San Antonio would be my fourth choice, but too high of a Hispanic population compared to other TX cities.
