In fact, Tai Po area is just similar to MOS in terms of travel distance and time. You may think about it.
Another district may suit your needs is TKO. Did you consider in the past? It is quite near urban area especially the island side. There are lost of new properties to select. The price is also reasonable. I highly recommend Ocean Shores and Park Central. Not only their young ages and also their good management service are my concern.
e.. you gave me some new idea that is old civil servant apartment where is beside MetroHarbourview( 港灣豪庭).. we like TaikokTsui area, as firstly, we found mhv 4 rooms flat, but really small ne, and Olympics area, we want to have .. but just out of budgets..

Mongkok!? No la, too crowded ah! We really want to live nearby our kids' school which is located in Shatin area.
I know there are some old civil servant apartment at Tai Kok Tsui. The internal area is pretty big and the location is just 5 to 10 min. walk from Prince Edward. However the purchasing is a bit complex and seems different from popular flats.
Another area near Mongkok you may consider is those properties nearby Olympic station like Park Avenue or Hermitage. Monkok market is just 5 min. walk from there. There is also bus and mini-bus to and from Mongkok/Monkok-East station. Obviously, the price of flat is quite high.

actually, we are renting the flat at MOS right now and plan to buy one as the rent is pretty expensive for a big flat.. so, if we could not find the flat to buy.. we will stay the current flat.. except the rent is much cheaper than current..
tai po area seems too far, unless we don't have choice in MOS then may be move our district to north...
btw, have you considered some 3x-4x old building around Mongkok/ prince edward before ? e.g. 運動場道..花園街..
we want to have convenient area (near MTR, easy reach market), and with 4 rooms but the budget is around 6M

You may consider the Waterside(雅濤居) and Villa Athena(雅典居). Monte Vista(翠擁華庭) is pretty good but the location is relatively far away from urban. Will you consider Tai Po area? We visited Classical Garden(新峰花園) before we bought GG. It's very good but has no market nearby.
By the way, will you consider to rent a flat at GG? I can refer some flats for you because there are several rental advertisements posted from residents at lift lobby.
曉翠山莊 is also good. We consider it while we were looking for GG. The price is just a bit higher than GG. It's still a good choice but the location is far from market and shops.
thanks ALAU, that is quite match our budget and requirement.. but just my family especially my parents they like to GG more as easier touch the restaurants, markets on foot at anytime..
really want to see any flat owner there, actually, we start to contact agent.. the commission fee is high...
