除左HSBC - P Plan (我都係唔prefer P plan, 而且p plan黎講HSBC唔算平); 另外3間H Plan d offer差不多, d sales講 '同我fight緊好d rate'. 通常都係through 電話傾. e.g 同Bank A講Bank B offer 我呢 d wor. may be Bank A 就會有個好d d o既 offer~
另外, 你有多餘錢可考慮類似Mortgage One Plan
i.e. 你的存款可enjoy same rate as your mortgage
但你又可以隨時draw 錢出黎用, more flexible
一般會有limit (e.g. 50% of your loan bal)
咁當然, 家陣息低, 呢個plan未必咁著數~
首先, 間間bank最平都做緊H+0.7%, 如果SCB係H+0%的話, 其他bank唔會有生意, SCB亦無錢賺
so, 佢用'admin fee'去收翻你果0.7% difference
個計法估計係 (just my estaimation, really not sure if it's correct)
每月供款用H rate計
in addition to the monthly mortgage repayment, 另外要俾每年0.65% admin fee (唔清楚係逐個月收定年頭/年尾收). 所以end up你都係俾緊H+0.65%
if say, 你9個月後賣樓, 個admin fee只會pro rate咁計 (0.65% x 9/12). 無其他penalty. 所以for short term investment, this plan is really attractive~
how about for long term investment? 你可能著數少少係0.7 & 0.65% difference. 但無左個cash rebate (家陣應該最少都有0.6%)
