basically, if fixtures like lamps, air-con, water pipes, water basin, toilet, electric sockets, electric wires - landlord should be responsible because some landlords find some bad c fu to renovate (cheap prices), then after using short time, many things broken or failed to use......

Why I know? I met a bad landlord before, lamp wire broken, toilet button can't work after only using a few times; the landlord told me the price of finding such a bad c fu for renovation (cheap price)

then the landlord agreed to deduct the charges we paid from the rent & we kept the receipts which the repairs were done!
