786 - just talk to my friend who works in the bank today. yes. nowadays the mortgage policy is really tight.
if you have no income, but got sufficient equity ratio, then most probably will grant you 50% or $350K whichever is less.

but if you have good income/debt ratio, then you might be able to get 60% mortgage...

in come case, if you are from HK, and is a HSBC premier account holder, then with the reference from your HSBC account manger to write you a letter, then for HSBC here in Canada should be easy to grant you upto 70% mortgage...

Doggie, if not HSBC premier account in HK ne? how about her sis-bank HANG SENG? can I still have the letter signed by HANGSENG to proof?

no, may not be this way. We are also the premier accout holder of HSBC in HK but we have no job here in Canada and even though HSBC Canada can check our record and we can show them but still no mortage has been approved for us, and we need to pay in full eventually.

try this website www.mls.ca choose N11 area to have a better idea for resell property prices in Markham.

Oh no, 点算? 仲諗住返嚟㖭， mortage 又做唔到, 屋又買唔到, 睇嚟要諗吓租屋啦! 香港係咁，加大拿又係咁

linchan - not sure if HSBC change their policy but that's what i did back in 2002 - early 2003 to get the pre-approval from HSBC based on my banking info from Hong kong.

small apple - don't worry, i also rent the condo for one year before i bought my house.. since i need to see which is the right place i want to settle.. i rent the condo in scarborough then found too crowd and lots os south east asian people then end up i bought my home in markham - more Hong Kong people and lots of HK food around

I also agree with you to rent a place first and look for the right one. Don't be too rush to buy a house.

Why no one talk about the new comer mortgage program? If u're new residence and can afford 35% down payment, normally the bank will approve your mortgage for sure!! No need to check your credit history and income. Just walk into any Bank and ask for newcomer program!! I'm working in CIBC now and all the Bank in Canada have this program available!! Hope this help!! :)
