俾到盡, 咪又係佔倒個業主一年便宜咁大把, 一年后咪又要搵過第間貴d既.

我有同學問過 "差 餉 物 業 估 價 署 ", 我亦問過人, 市值租金應該 等於 現租約的租金.

Joan, 我唔係話你, 你好明顯只是想清楚自已的權利與義務; 但阿某某就是利用法律賦予的權利去佔別人的便宜, 佢在留言的最後加左兩個單起一隻眼的公仔, 令我覺得佢佔左人便宜之後仲感覺到好得戚, 好似係度講緊"睇下我幾醒"咁樣.

業主供樓負擔增加, 差響增加, 遲d可能管理費都增加, 而呢d增加了的開支不能轉嫁到租客, 業主就蝕底, 租客就著數.

如果法律沒有規定, 我估佢個業主已經趕左佢走, 但佢好似好得戚咁話俾人知:"因為有法律, 業主想收返自已層樓, 等多一年啦", 跟住仲要落埋個單眼笑既公仔, 所以我認為佢係利用法律賦予的權利, 佔左個業主一年便宜.

Hi MRNT,

Maybe you have not read through my messages in this thread and others in the BK forum, I added most message with symbol.

I am a good tenant as I always pay my rent on time and won't bother my landlord with small things that need to repair. I have refused my landlord's request on rent increment but we both have no hard feelings on that. So don't suppose that I am taking advantage of my landlord, who is an investor with retail business.

On other hand, even if my landlord give me 1 years' notice to move out, nobody can be so sure that what's become after 1 year. The rent can go up or down, the same goes for the property price and the stock price too. Even if the rent goes up, with the same budget I can rent somewhere else. That's the flexibility of renting a flat. (I am not suggesting rent is better than buying property because both have its pros and cons).

That's true, you better pay on time, Otherwise, you can't stay there for one full year.

No matter rent will go up or down one year later, you have already taken one year's advantage from your landlord. If rent droped after one year, I don't think you will pay the increased rent anyway.

Furthermore, if your landlord could not increase your rent, but by law, he has to let you stay there for one more year, and you are saying that he still have no hard feeling. That shows either your landlord is an excellent actor or you need to check your sensors.

Oh! by the way, I am not insterest to discuss with you regarding rent is better or buying is better. I just don't like ppl who like to take advantage of others.

Hi MRNT,

Sorry, my apology. I hope you are not a landlord that has "taken advantage of" by your tenant, just like my case you are referring to. If so, you should protest to the authorities for passing the "unfair" regulation of protecting the tenants regarding tenancy agreement signed before 7/2004..

首先聲明我唔係律師,只不過上過有關租務法例的堂,但絕對不能給各位法律意見。

我覺得新修訂後的條例已比以前進步,舊例如果個租客唔搬,業主真係冇符,所以我公司先唔做住宅物業租務,新例有過渡性安排都係要保謢啲弱勢社群等佢地唔使法例一實施就比業主趕走,凡事都有兩面,係唔係unfair見人見智啦。

至於租客點利用法例去令到自己有好處,我覺得法例定左咁都無法啦,只要唔係存心玩你,收少啲都係有租收,當自己用低價簽多一年租law。

非常同意! 所以我無認為joan121有唔妥, 但我就好替某某人個業主唔抵, 加唔倒租, 收唔倒樓, 仲要俾佢話:"想收返自已層樓!? 等多一年啦! 哈哈哈...". 呢種態度真係令人討厭.

我以前見佢成日係度 Copy & Paste, 仲以為佢係BK 的職員添.

好明顯亞某某係想個市倒塌, 攪到 d 業主負資產, 個個做左樓蟹, 然後佢就可以租到平樓住了.
