Which long distance company did you join?

I had been One-Communication, AIC, CTI, Sprint, Primus and now back to Bell. So far, my worst experience is Primus. I only like it because it collect air miles.

I originally planned to going for horse/pony ride with the girls. However, I can't find the farm. Friends told me they had gone pony ride at a farm at Woodbine (N). There are lot of farms with horses/cows, but no sign for riding :-( :-( . Then I headed for the zoo, turn back immediately after seeing the long long line of cars along the road. The girls are a little bit disappointed. Then we just went to the lake end of Brimley - feeding the geese.

some people said the footage of a house doesn't include garage in Calgary, but it does in Toronto. I am not sure if that is true or not.

how was everyone's long weekend? I went to a wedding on Sat, and went to hang out with friends watching Blackhawk Down yesterday... so tired now.

don't you think they "talked" too much in the movie, especially for the Creater to explain how the matrix were formed/designed?
but have to admit that the actions are really good.
but both me/my hubby hestitate to watch the part 3...

besides, thanks for the advise for the thousand islands. might think about that - as it is a long ride (I'm still taking my driving lesson)

yeah, we need mortgage, but the house planned to be closed in Dec, while the rate will only valid for 6 months, so will start searching for the bank in July/Aug time.
Besides, some of my friend told us that it may be hard to get a mortgage since I'm the only one making income, so.... anyway, will wait and see.
Besides, with you info, I knew I'm not buying any house higher than the market price. (as you said, you townhouse is already $280K) while mine is $350 for a single - 45' wide lot...
we initially did not wish to buy in that far north, but those "old" house in Scarborough even costs more...
my agent showed me one in Steeles/Kennedy - 17 years old for 2000 sf, and asked for $350K too.. so my hubby said, why not buy a new one, to avoid the maintenance costs for all windows, water pipe, pumping...etc

if you go with the mortgage broker of the builder, it will be able to lock the rate for you until closing. Mind you that closing date could be delay ga. For normal mortgage broker (not with the builder), they could only lock it for 4 months.

If you are new immigrant, some banks may have a policy for new immigrant. If you can put 35% mortgage down, no credit history needed and the mortgage will be approved.

Have you signed the contract with the builder? Give you a tip to netgoiate. Before signing the contract, decided what upgrade to go with like hardwood floor and oak staircases, and include those in the price when bargain with the sales. You will save a lot of money. If you ask for upgrade afterward, they won't reduce the price of each upgrade (usually already overpriced). I know they usually give you some upgrade money, but you will use it up easily. like hardwood floor $6000...

I thought we don't include garage footage too in Toronto. The calculation of the footage is based on liveable space. I do know however, that the footage include open space.

Yeah, some part is over killed. Like the beginning sex scene, it's over run. But overall is extremely well done. I like particular the chase scene in the highway. The slow motion of two trucks colide was pretty amazing. I am looking forward for that DVD release.

PoohPoohMaMa is right. Netgoiate with the builder. Hardwood floor, kitchen cabinets, carpet upgrade, staircase, floor plan alternation, extra light switch or anything that require drilling the drywall - those are part of the netgoiation. Others like appliances, door handle - those are minor and can get better deal outside.

I had been involved over 2 new homes. Both builders have their good and bad.

If you are not sure, bring it up to here. I am sure other Canadian mom and dads in here can help you.

thanks for clarifying... Because my sister's house is 1700 sq ft in Calgary and it is much much bigger than 1700 sq ft in Toronto as my another sister said. So is it every sq ft showing on floor plan is included in the footage? Some floor plan to tell you how big the garage is...

I bought the house from the Aspen Ridge, not sure if any of you(mom/dad) lived in the house with this builder? if he good or not? pls advise.

I did have my color selection last week, and did upgrade the main floor with the Hardwood, make the taller kitchen cabinets, upgrade all cabinet from oak to maple... do the carpet runner along the oak staircase... and altogether pay extra $2500 on top of the cash bonus... (we are the cheapy couple)

right now, nothing else would add to the upgrade, and just keep the finger cross that everything is on schedule so as to have the closing on time, as we currently rented the apartment and need to match the time for moving to our new home...

meanwhile, start doing the window shopping for all the furnitures and appliance for the house. as we move to canada with only 4 suitcases.

by the way, do any of you know where can I get the booklet to read when and where to pick the strawberry, peach, cherry...etc?

It depends how the floor plan layout. A townhouse of 1700 sq ft may look smaller than a 1700 sq ft detach home. In fact, even in a detach home if the lot size is 35ft vs 45ft wide.

Garage with footage? That's new to me. Unless the garage is fully decorated with heat and washroom.

that is not too bad for the upgrades you got with that extra money. My friend got one house from Aspen Ridge as well and he paid few thousands more at the end on top of the cash bonus.

Mind you that there will be delay most likely... they usually send you a letter to tell you the new closing. or you have to keep calling them. Some builders don't call you about the delay. My another friend had that experience...

For the fruit picking, you can get a booklet from tourist centre (one in Eaton's Centre, one in Union Station) or sometimes from newspaper.
