James，historical bldg 有個好大問題，多數係用好靚料，stain glass、slate roof。。。etc，維修費好大。

Mocha，一般 historical bldg 係豪宅，保養得好靚，唔會好似鬼屋。

不是澳洲公民或PR 要買樓要向政府特別申請，而且不一定批，你的入境Visa期到期日就必須出售物業，不能放租別人，必須申請人自住，違者須要受法律起訴。

Established (or second‑hand) dwellings bought by temporary residents cannot be rented However, new dwellings, dwellings built on vacant land and dwellings built as part of a redevelopment, can be rented.

But, I find the above in the firb website
