Some area in Cupertino, Fremont, Palo Alto area has good school districts.

interesting! how come all of a sudden the topic's been switched to buying house instead of buying car?

Palo Alto, Los Altos, and Saratoga got the smallest average class size, but the min. price for single family house is $1.2m, $1.3m, and $1.6m (Saratoga is the most expensive).
if u don't mind about a little bigger class size (> 30 kids for 3rd/4th grade and up) and majority is Asian, then Fremont (Mission San Jose district) and Cupertino/West San Jose (Monta Vista and Lynbrook districts) which the min. could be around $1m for the smaller houses or with bad locations (on a busy street, next to a big power line etc.).

there're more choices if u only expect the schools' API scores are over 800 instead of over 900 or u only care about the elementary school at this time.

btw, u might wanna talk with a realtor and a mortage loan broker.

Hi SY_Mom and BunnyMonkey, Thanks....I am interested in Union City now because it's closed to Redwood City. My hubby may get a job there. Do you guys know the school test core is good for Union City?
We went to real estate aution in Daly City yesterday and found out that the house prices drop so much. One of the house in Vallejo asked for 500,000, but ended up bidded at 150,000.....I guess I will wait for couple more months to let the house prices go down more.

i'm not familiar with schools in union city, but i have friends who live there and they all sent their kids to the private schools.

if yr husband works in redwood city, Belmont is a good choice for school district but it's more expensive than union city. Palo Alto is also not too far from redwood city but quite expensive. those're some brand new townhouses in palo alto under $1m (in the $900k+) but don't expect them to be big ones. also, Millbrae, San Mateo, Burlingame, Hillsborough are also not bad.

Agree with Sy_mom. If your husband work in redwooc dity, you may check out houses in Belmont, San Carlos etc. I have a coworker live in San Carlos (work in redwood city). She was so happy that her daughter got accepted in the charter school that's like few blocks from her house.

I didn't check the detail for the schools in union city, but somehow I think I have an idea that the schools there may not be as good as other district... though the house price would be cheaper there.

Issac.cheng, it really depends on where your husband will work and your budget, etc. If he will work in Redwood City, I agree it's better to live on that side of the bay. The idea is to avoid paying toll to cross the bridge everyday, to save on gas and save time from being stuck in traffic.

On the other hand, if your husband will work in Union City, I think it's better to live in East or South Bay. Union City school district is okay. A couple elementary schools are with scores at the high 800's. No doubt they are not one of the top schools in the Bay Area, but considering the house prices and the environment, it's reasonable.

Just for your reference, 30+ year-old single house with 3 bedrooms costs around $450K to $500K in my neighborhood. If you want better schools say in Fremont, expect to pay $10OK+ more for same size but maybe older houses. In really good school districts, I heard that you still need to bid over the asking prices. That's why people always want to buy house in good school district even they may not have kids. It's a better investment: price increases more in hot market and drops less or remains even in slow market like now.

Anyway I guess you should wait until your husband finds a job to decide which city or area to live in.

After I read Mrs Chao's post, I remember now... my idea about the school that're not as good are in Hayward... not union city. Sorry. :) I have a family friend who lived in union city couple years ago. She said the school is not that good there. Anyway, she moved back to union city/fremont area now. She has been living in Fremont area for a few decades. I just got mix up about the city. I still haven't have a conclusion on moving to a place with better school district (prefers API score 800-900+) or send my son to private school. Oh well, I guess I still have a few years to decide...

Some elementary schools in Union City is really not that good. Also there's only one high school, so all the kids go there. I guess I am only concerned about elementary school for now. Who knows what will happen 10 years from now? Maybe I will relocate to China due to work!!

Thanks Mrs. Chao, we still haven't heard from the company yet; therefore, we can't decide where to live. We visited Dublin last weekend and the new town houses there are so pretty....I like the area a lot and they have club house....but too bad that it may be too far away from Red Wood City if my hubby works there....
Why the houses in Bay Area are still so high? I thought that many people said the house prices are dropping and dropping crazily...but this is not the case :(
My hubby and I may rent an apartment in Fremont for couple months first....

Yes, the house prices had dropped quite a bit but those houses in good school district are always on high demand. You pay more for a good neighborhood, better facilities, management fee and accessibility. My hubby does not like townhouse as he dislikes the idea of paying HOA fee per month. He likes to buy a house with good infrastructure, good size, in good neighborhood and not too far away from public transport (because I don't have a driver license yet) and I already know that it may take years for him to find our dream house. It's a good timing to buy a house now but you still need to take some time to think and find the most suitable house for your family. Remember, it's not just the price of the house you have to pay, there're some other spending such as repair (if it is not a new one), tax, etc.

House prices in bay area were crazily high before and now is adjusted a little. Houses in good school district will remain more expensive no matter what. My husband also dislike paying home association fee every month. Both of us like gardening, so we prefer a single house with a large backyard. Some people like to buy an older house at a lower price, then remodel it to save on property tax. I agree with rose-mag that you should take your time to look for a townhouse/single house you really like. It's a big investment.

Hi Rose-mag, you are rite. Other than pricing, we also need to think about the environment, neighborhood, and school rates. We may rent an apartment first now. I heard that house prices will go down after summer because some parents will buy houses before summer so that their kids can go to good schools after summer.

Hi Mrs. Chao, my brother also told me that I can buy a really old house and remodel it. But you know what, the prices for those old houses are high too....buying house is a headache...takes too much time and consideration, very tiring.

actually it's kinda too late to buy in summer for the kids to get into the school the coming fall as the registration usually begins in spring, so most likely u can't get into the school (no more spaces).

i expect there'll be more houses available (per my oberservation last year) during summer, as some people will sell their house as their kids graduated from high school and they don't need the good school district any more.

Yeh, summer is usually the peak season for the house market. There will be more choices in summer. Not sure about this year, but should be the same.

It's really a long process to find the right house. It took me more than 5 years (on and off)! My husband and I used to just drive around the areas and see open houses during weekends. We just pay attention to the 裝修 and market price as reference. Also, even it's troublesome to bring the young kids to see houses (getting in and out of car seats, taking on and off the shoes...), we always brought our two little monsters because we believe kids have a special sense about houses. If they like it, they will be happy and like to go into that house. If they cry a lot or don't want to stay there, there must be something wrong with the house. A little superstitious, but...

It's easier to have an agent to help you. Just tell him/her your budget and requirements, then he/she will do all the searching and just show you the few that meet your requirements and fit in your budget. It saves much time than just go to open houses by yourself.

I have a question, not relate to the housing..

about the car again..
is that stupid to keep my Murano2004, my husband sienna 2004, and buy a new car (possible to be Toyota sedan hybrid..)
as fat bear said.. the new one will be the one I drive to work, he will drive my Murano, and that Sienna will be our family car at weekend.. is that silly? or I should trade in my Murano for a new car??

How much can you trade in for your murano? Can you use the Murano as the family car instead of the sienna? (though I think sienna could be more spacious as family car). It's fine to have 3 cars at home and use them in different occasion. :)
