same as you, i plan to buy (now renting) a smaller flat later if I can 'get rid' of a full time maid and hire a part time to just cook and do the house work instead.
am training my son to go out for extra curricular activities by himself.
but since he finishes school at 12.30pm now and he needs to take lunch at home, now it's not the good time to make the change.
'fortunately', now the property price is too high for me to consider buying a flat.
so, might as well wait and see.

Thanks, Hailey_Man. I have prepared for it actually. Now the amount I reserved for the mortgage repayment every month is more than enough for paying the CAP rate. So the balance after paying the mortgage will be our extra savings every month. For the current cheap rate we will save more, once the mortgage rate goes up, we will save less and it will be the only difference to us...

My boy is now in his 2.5 years old. Honestly it is my dream to be a full time mammy, I did it for one year when my boy was less than 3 mths old. I think it would be more enjoying if I can be a full time mammy now but I can't as I want to save more money for my son and for my retirement. So whether I will be a full time mammy finally is still a question mark to me, but I am really dreaming of taking my son to school and home everydays.... so warm....

same! i have also factored in the rate will increase in 1-1.5 years' time if i buy my next flat, but most likely at 0.5% which does not make a v big difference.

i think will add 0.5% each time. unless econ is v good. if econ is v good, then we may earn more income. i prepared for 3% cap rate. HSBC offered cap rate 2.1%, so if add 2x 0.5%, still within our tolerance level.

the only concern for me after buying a flat is i need to have very strong mindset and EQ not to be affected by the short-medium downturn. this will make us unhappy if we know lower levels sold at 10% lower than our flat.

yes, it's hard to convince myself not to be sad if the price goes down in next year. the price of my last property went down for more than 1/3 of my purchasing price during SARS, really scary.

在現在升市嘅時候,我早前賣掉嘅樓,唔敢再check估價,因為已升了很多:(:( ; 而早前買咗嘅樓,我一路都有check估價,因為越check會越開心。:D :D :D
