I have buy a lot of land in Point Cook (Western suburb) which is 576m2 (~6200sq. feet) that cost AUD$158,000, then I choose a builder (Metricon) and selected a floor plan to build, the house is 271.54m2 (~2922sq.feet) that cost AUD$157,400, the decoration and upgrade cost ~AUD$42,000.
Usually, the deposit for mortgage is 10-15%, another choice is 5% deposit but you have to buy mortgage insurance (like HK) and have a permanent job for over 6 months, for the new migrant who have no job need to pay 40% deposit, if you can fulfill the criteria, you can do the mortgage easily....
I'm very poor that I have choose to do the mortgage instead of pay-off at one time.
My house can finish at ~November next year as the land not yet "title release"(ready for build).

我講既Health Care Card係通過Family Tax Benefit apply, 如果你地想apply low income health care card, 十有八九都唔得, 因為income上限好似係AUD$35000左右, BUT if you apply Family tax benefit FOR YOUR CHILDREN, then the income limit 會去到 AUD$60000或以上, centrelink 會根據你有小朋友既數量去計算, 而且family tax benefit係唔計parents' assets, it means if you and your honey are really very rich, have 3/4 cars, 3/4 properties, AUD$10000000000 in your accounts, it STILL WILL NOT 影響你既apply.
如果你地既income高過一定既數目, then your children' payment will be 減少D, 不過唔會影響你地既health care card.
如果係通過low income health care card apply 既, card 上面會印有'LI", 如果係通過family tax benefit apply, card上面係印有'FA"
我以前都係因為apply唔到low income health care card而要buy貴藥, 後黎卓宜出左世, 就可以通過apply family tax benefit而apply 到health care card

The total land and house are ~AUD$357,000, not 420,000, my house is single storey, I choose that area is because it's very near the entrance of highway, go to city only need ~25mins drive, you know if I want to buy same size of land and build same size of house in eastern suburb using same budget, the place will be far from city, ~1 hour drive and the place is not safe.
I have ask some people that live in Point Cook, they said the environment is good and the people are not bad, the Vietnamese and the bad people are live in the western suburb which near to city such as Footscray, Maribyrnong....
I have checked the neighbour next to my house is a small Korean family: Parents and 1 daughter, the mother is a lawyer, so I think is not bad.
My husband work in Caulfield and I work in Heidelberg now but you know every big suburb have hospital, we can easily to change the place of work when we settle down in new house.
If your honey's income is more than $40000, then the Family tax benefit will be reduced 20cent/dollar, your honey's income will effect the amount of family tax benefit, 例如, let say your honey income is $100 current, then your kids may receive family tax benefit $20, when your honey income is$150, your kids may receive family tax benefit $18, when your honey income is $200, kids may only get $15, 如此類推.
當你honey income去到let say $500, 咁你d kids 既payment 已經被 reduced晒, then kids won't receive any payment, 不過!!無論payment被reduce幾多amount or 幾多次, 都唔會影響health care card.
不過要remember!!!! if your kids already receiving children payment from centrelink, then they can not receive family tax benefit.
因為family tax benefit係由Family Assistance發給, not centrelink發給. therefore, if your kids already received from centerlink, it means they will get nothing from family assistance.
if you apply low income payment/health care card, you will gain nil. if you apply family tax benefit, you at least can have a health care card.
如果你係用family tax benefit, 即使你hoeny要交稅, 都唔會影響health care card
