You can 先賣再租, as it is easy to rent than to sell a house.

Just remember not to 先買再賣, otherwises, you may need to lower your selling price in order to settle / sell out the house to faster the process. Sometimes, you may need to pay two mortgages for several months before you could sell out your house at your target price.

我係先租再賣﹐因為如果有小朋友真係好難安排睇樓(有陣時要餵奶/小睡)。兼有小朋友間屋會比較亂﹐好難吸引人。

不過真係唔好先買再賣。

But you may use the $$ you get back from selling your house for investment. It could be a nice return if you have good investment.

唔知你幾時買﹐不過你個度應該都無乜點升﹐兼短時間內都好難升。如果我係你﹐我會驚入唔到好既小學架﹐因為比較少choice.﹐真係要諗清楚

Yes...exactly how my hubbie thinks. For example, we gain some money with our old flat (bought in 2000 and sold in 2007). however, if you calculate the opportunity cost and interest, it was not worth it. The return was too low (<5%). we would have made more money by investing in stocks.

If you have finished the mortgage, your flat is your assets not a financial burden anymore.

If the present housing price is unreasonable/unstable, I would prefer to enjoy the present flat & wait. Good for Lazy Me!

BTW, I often feel that HK guys are poor to lock so much $$ for property, at least for my case, I bought the present 3-room flat because of Lazy to move & move....

Poor victim me bought this flat when pricing is crazily high!:-(
We only would choose 直資小學 in my district. Also, there're so many good choices in TM & YL. Hayes should be very convenient to go schooling there by taking Westrail or school bus from TSW.

For my opinion, 3 rooms flat is enough for a family of 5 including maid. Even 2 rooms flat is enough for a family of 4 with/without maid.

Reasons for me to consider moving house will be the following factors:

a) school for child
b) travel time between home and office for the working parent
c) distance between my parent's home if no maid to take care child

Keeping money in our pocket is flexible in short run but frequent moving house will be troublesome and inconvenient for family with children.

Don't cry la.

You have not lost any money until you sold the flat and realised your investment in flat.

You may consider paying higher rent (in return for a bigger flat - 3 rooms) rather lost money in buying your flat.

Stable is a key factor for family with child and it is suitable for those lazy ones to avoid packing things all the time.
