華置突抽起西九龍i-home

市場消息披露，原訂明天以低價開盤之西九龍i-home，華置或有關人士今午與代理開會後披露，由於合作夥伴市建局對開賣或有分歧，明天或取消開賣計劃，該項目開價後被形容為平通港九，且原訂今日再下一城，公布首創物業按揭計劃，但有關公布計劃亦突然取消。

市場資料顯示，金融海嘯下華置與市建局合作發展的大角嘴洋松街單幢樓「i-home」，周二公布以即供平均呎價3943元首推20伙，價錢不但較同區新盤「MOD 595」（華置同系）、「栢豐28」等現呎價4400至4500元低約一成，當中面積509方呎的1房單位「入場費」，更低見182.9萬元，相當於呎價3593元，成過去近一年來九龍市區入場門檻最低的全新樓盤單位。

I saw a lot of flats in phase 8 as well. Finally I confirm one and average price is close to $3500/ft. My agents also in century. At the beginning the agent is man...his attitude is fair. Maybe I request too much ... I don't know why (maybe I am too trouble) and anyway finally is a woman follow up and serve me. Touch wood her attitude is good. I like 898 (side) and 860 rather than 893.
2 weeks ago 116C, 893 is sold at 300 only. So I think you could have a look on flats and reply your target price to them. Maybe the owner urgently get money and may accept your offer price leh....
Regards bank flats, my agent told me most banker open at very low price say 250 so as to attract more people to bid. But in fact they got a border line price on hand. If the bid price is not close to their border line price, they will withdraw. So perhaps your agent guess the price is nearly 300!!
Other than century, I also find another small agent help. His attitude is really good (very hard to find suitable flats for you) but they don't have much flats on hand as Century.

多謝 ifong 的資料. 其實自己心中的理想是四期或三期的三房則. 但好多時agent 介紹的盤都是338萬或以上(無裝修)來試探我的底線. 我已老實說明要300 (無裝修)的盤. 自己周遭的我朋友, 同事的家人, 紛紛減薪或返四日工(Big four CPA firm), laid-off等, 自己工作的公司又比其他公司拖數, 而且籍口層出不窮, 其中一人說自己有耳水不平衡, 所以落唔到銀行, 入唔到數. 亦因為緊自己好怕買貴樓, 也怕海瀟來到後自己份工都無, 所以會同agent 講可以講價至300先叫我睇樓, 其實用300買樓(三房) 無裝修是否很難?
