That's what I've just done. I have also bought a flat around SARS and sold it last month and realise a gain of around 2M.
From my experience, the flat price cannot rise forever (especially when salaries of most of us have not been increased for many years). My experience: lost more than 3M in 1997. I have decided to sell the negative equity in 2001 and realise the loss.
Then around SARS, I thought it is almost the right time (turn out to be right) to buy a flat to live. So, I bought the flat and when the property price suddenly rise. Then, I choose to sell it and cash out the gain.
Now I am waiting for another good time to buy the flat again.
