But , Why there is a 成交 (from midland website)there is a 成交 at phase 3 No. 85 lower level(not the 1 st level), 1050 ft. JUST $260M.呎價$2476/ft.

I ask the several property( 大行 and 細行),they said this price 唔輪到你買,如要現在買,炒家會以$39x估出,呢單摩貨便賺 at least 100M.
你講呢個係業主自家人轉名的買賣(經紀講)所以冇上會,1100 ft 260m,上年11,12月都冇可能(凶宅除外),就算其他正常交易你係網上睇嘅成交價多數講緊係個半月前的價(一般由買到成交45日),已經差一節,現在炒家盤同用家盤都好貴,連銀行估價都提高咗兩次,你去睇吓樓就知,冇意冒犯,只係覺得以呢個$24xx呎價做指標,可以唔使睇住,過幾年睇吓咩世界再打算
