The neighbourhood of 農圃道18 號 is not good. But, for investment, that might be a good place because of the MTR new line and also it's located near some band 1 schools.
1. people bought properties in 農圃道18號 in 2005 still
getting 15-20% loss;
2. bad location - too many old properties and public
housing around;
3. it is only an one-block property, high management
fees required;
4. no MTR, timeframe still unclear.
5. the property has been available for sale in the market
for 3 years, but when you look at the property in the
evening, 90% of the flats remain vacant.
