你講呢個係業主自家人轉名的買賣(經紀講)所以冇上會,1100 ft 260m,上年11,12月都冇可能(凶宅除外),就算其他正常交易你係網上睇嘅成交價多數講緊係個半月前的價(一般由買到成交45日),已經差一節,現在炒家盤同用家盤都好貴,連銀行估價都提高咗兩次,你去睇吓樓就知,冇意冒犯,只係覺得以呢個$24xx呎價做指標,可以唔使睇住,過幾年睇吓咩世界再打算

For me, it's very very 抵.
I ask the several property( 大行 and 細行),they said this price 唔輪到你買,如要現在買,炒家會以$39x估出,呢單摩貨便賺 at least 100M.
Actually, I don't have any flat can introduce you. But, it' better you may direct contact that agent. Their staff is very nice and they never give me pressure even sell or buy the house from them.
