I think the main point is not can they 上返車 or not.
The point is : they want to 上返車 with half of the market price only. i.e. if the market price is 5k, they want to buy at 2.5k. When the market price drops to 3k, they want to buy at 1.5k (like 2003).
However, I don't think the landlords will sell their flat in half of the market price!

No one knows what happen tomorrow.
May be those people who is waiting for the drop of the price is ture. However, don't complain if the price keeps rising.

In 97, a lot of hk people migrate to other countries overseas. Therefore, they can find some of the flat below the market price easily. However, I don't think they can find those flats easily now. My neighbours, about 5-10 % in my estate, just 掉放 their flat for more than 1 years.

haha, i was waiting for a big drop ga. but alas i have to face the reality and buy back again at a much higher price.

I also knwo those friends too!
Then the price drops (last year), they never want to buy their flat.
However, when the price rises, they want to buy (and complain it is too expensive)

因為好攪笑,雖然話樓價高,但反而我身邊最近有唔小朋友,無啦啦想買樓!佢地無住屋問題只係想湊熱鬧!
係舊年由升至跌時,反而無乜人話想買,但今日勁升反而多人想買樓!! ...

呢樣真,日日都好多人話樓價跌幾多幾多就一定上車,但次次跌既時候都好小人真係上車,再升返又再講同一番說話,歷史不斷重複。你問佢點解上次跌時唔買,佢話果陣驚失業,講到底,佢係盼望緊一日唔洗驚失業,但樓價會自動回落到佢心目中個"合理價"。

而家d業主真係比97年果批有實力,因為97之後銀行規定了供款只可以係收入的一半或以下,而且好多人03-08年做按揭時利率唔係今日咁低,今時今日利息低左佢地供款仲平左。供款低,持貨能力自然強,要低價套現的機會相對變低,所以樓市的沽壓不會重。

我覺得樓市升先會多D人想買樓,"升"唔多唔少係代表經濟好,咁個個人都想自己買左樓之後間樓都仲升架,依家人人都小心左,真係計過數供到先會買,唔似97咁
